Hi all,

I'm starting to look for a new place, back in the rental market after many a year - joy. I rang up about a place today but it had just been let (arse), the agent made a point of saying it had gone for more than the asking price, at which point I thought he must be schmokin' something and had got confused thinking I was talking about buying somewhere. However after clarifying the place in question we were definitely talking about the same place.

So is this common these days to end up paying more than advertised for rent? To be honest I'd hoped any negotiations would go the other way and save me a few bob. I guess in this instance there could've been a bit of a bidding war as it was a good property, great location and pretty reasonable price, but still. Arse.

When I was in Sydney the rental market was pretty busy and everything was set up very well. Pretty much all rentals are open on Saturdays (or Wednesdays) for about 1/2hr per property. Then you go away and make an offer depending on how much you want it, eg. you might offer 12 months at asking price, or 6 months but for more, or both. The owner/agent will look at the offers and decide who they want.

I viewed on a Saturday and had moved in by Wednesday, it could have been earlier but they were ordering in some new furniture.

There have been a couple of recent threads from people struggling to find somewhere suitable to rent, so I guess it's a supply & demand thing.

How many properties of they type you're looking at are there on the market?

Round about bugger all to be honest. The highlight of this place was that it had a garage which seems a very rare occurance for small houses.

I'm actually looking in quite a wide area, pretty much anyplace within say 30-40minutes drive of Harlow (shudder) but garages are rare in my price range, ho hum.
