Does anyone do holiday lets?
We are considering letting out the MILs house as holiday let. This is mainly to help with the MILs care costs.
We would need to have someone manage the house for us as we live over a hundred miles away. We would like to spend two to three weeks there ourselves so that we can visit the MIL in her care home.
The house is modern, immaculate (brand new kitchen, bathroom, carpets and paintwork) and in a quiet street near the seaside (Paignton and Torquay). Though the beach is just within walking distance small children won't do the walk so most families would go by car.
Does anyone know:

- roughly how much a local management company would charge for cleaning and linen changing etc
- how many weeks we would be likely to book up if we charge a typical market rate
- anything else, pitfalls, legalities or ways to make the place more attractive etc.
My parents have a house in the highlands that they let out. They hope to have 26 weeks let out this year which is quite good. They do the change-over themselves as they live quite near so not sure on costs for this. A lot of people up there who have bought second homes and occasionally let them have found it difficult to get someone to do this as it takes up time on a (usually) Saturday.
You will have to pay Council Tax, insurance etc. The agency they are with sorted out the web-site for them and advertising and deal with the money side of things.
People are quite demanding in what they expect from a holiday house now - the folks had to get completely new beds, mattresses, bedding etc that all complied with the fire regs etc. Dishwasher, washing machine, bbq, tv/dvd, all the mod-cons you would expect in your own home.
They can specify with the agency a number of weeks for their own use for friends/family. They enjoy it but it is a tie for them in the summer months and at xmas/new year, although this is the last year they are doing it as they are going to retire to it.
