Re-wiring a whole house?

We've found a pretty decent house (for the money) in a really nice area, but the wiring is knackered. The estate agent said himself "I would get the whole place rewired before you move in".

Anyone know roughly how easy this is to do, and how much it would cost? I would probably use the opportunity to put some more plug sockets on the walls (I currently rely on hundreds of 4 block expander things) and would want a whole new fusebox etc.

Just a rough estimate would be great if you know, it's a smallish 3 bed semi, 1949 metal frame build.

£6K - £9K I'd say - based on a mate of mine who had his large 4-bed done for £6K about 6 years ago.

I paid £3.5K inc vat last year for a complete rewire of a 3 bed house which was in a very poor state of repair

We were recently quoted £4k-5k for a c1965 3 bed detached, with a completion time of 2-3 weeks. That was based on it being unoccupied and putting 50% more sockets/lights and the consumer unit in (it didn't include any making good of the walls though)

Don't know why, but the 'metal framed' bit is making me think it could make things difficult from a construction/hacking plaster off/knocking holes for new sockets point of view (rather than thinking the frame neeeds earthing!).

...and sparkies aren't renowned for being the tidiest of trades, are they? Would it costs another £2K for a plasterer to come in and 'tidy up' afterwards?
Seriously, I think that's quite a good price, particularly with such an increase in sockets & lights being added

I paid about 2k for a 5 bed detached old house in dreadful state of repair. Didn't include plastering though as that was all taken off anyway.
We got a new masterboard thingamy with all the trips on and I believe the meter was moved too by some special person!

I thought it had to be moved by a special person (from the electric co)....

Cheers for the replies. We're going to get the whole place replastered anyway, so not concerned about that.

I guess we should budget for at least £5k, and get that knocked off the price of the house then?

I recently spent £5k on complete rewire of my 3 bed 1950's house in Sussex. Quotes ranged from £4k - £6k and did not involve making good (which incidentally a PHer did a great job of doing).

We had lots of additional sockets put in, networking to most rooms and additional wiring for future loft and garage extensions.

These days, would it be worth getting some Cat5 run around the house too if you were doing it?

£5k as an approximate should see you right.

Of course that means having a patch panel somewhere, and then I'd have to go for a proper switch...

IIRC the networking to 4 rooms (dual CAT5) was an extra £400. It terminates under the stairs which has the printer, router, NAS & switch.

That's it, i'm moving down south. Think i would get a slap if i went in £3k around Derbyshire. Rough guide £2200 in these parts and would patch in for that.

I'm in Staffs and have this done a reasonably regular basis. Total rewire - no making good other than putting back boards etc to a reasonable spec (downlights to kitchen & bath, plenty of sockets) costs me circa £2.5k - £3k for a 3 bed semi.
