House Purchase - Electrical Certificate Requirement
Discussion
We are in the process of buying a house and the sellers solicitors have just sent through a quotation of works that need doing for the purpose of issusing an electrical certificate.
Having reviewed the work to be done none of it is particularly alarming, I am not to bother about the work being completed or getting a certificate as the electrics are safe.
As I understand it do I have the following options
1) Reply saying I am happy to pay for the work (the seller has then offered to pay for the electrical survey and certification;
2) State I'm not bothered and will purchase without the certification;
3) Ask them to pay for the work and the survey;
I suppose the work is only £342 + vat so I could just pay to get it done. The seller has just had the boiler serviced at a cost of £220 which I would probably had to have done anyway.
Any thoughts or confirmation of my assumptions would be great.
Cheers
