I'm in a set of unusual circumstances that have a very strict timescale on and need some wisdom from the Pistonheads Guru's


I'm looking at purchasing a 300 year farmhouse that needs some modernisation that may also have a couple of structural defects (or could be historic)This property is a repossession and has a very strict timescale on exchanging and completing. Coupled with this I am also in the process of letting out my current property which will also need to be doen relatively quickly to ensure that I am not stuck paying 2 full mortgages.

Before i instruct a full structural survey of the property which is £££ (especially when all offers have to go to the public domain for 7 days to see if anyone wants to bid higher, then you have 7 days to exchange and a further 7 days to complete) does anyone know someone around Dorset who would check out 2 obvious issues for a few beer tokens to see if it is worth proceding with the property (I don't expect them to do a full survey just some advice on the 2 big ones which would gratefully received)

Hi Herbs

If the pm hasn't dealt with it I can let you have the name of a very experienced chartered surveyor (resi and QS'ing a speciality) who lives in the Axminster area and his fees will be right up your street! Not beer tokens but very reasonable. He may even be able to assist with the reinstatement or repair works once you have bought the place. PM if needs be.

Well it was initially purchased via mortgage 4 years ago so i'm hoping that any issues havent got worse so whilst i expect repairs i'm hoping they are not of the retention type.

I will be instructing a full structural survey with Camp Freddie and await his findings smile

fingers crossed.

the one downside does mean the M power has to go for a year or so but will be worth it!
