We're currently selling a "spare" house that has been on the market since July. On August 8th we accepted an offer and everything seems to have gone well since then.

We chased our buyer's solicitor last week and were told that her buyers had a mortgage offer and she just had to confirm an issue regarding a right-of-way alongside her house.

Today our agent sent an email saying "Just to let you know, the purchaser is going for another viewing on Thursday at 4pm"

My wife thinks the buyer is having second thoughts, or has been looking around and wants to compare with another potential house.

What do you think?

She could well be having second thoughts, equally she could just be confirming she still wants the house after a bit of time has passed, or she could even be so certain she wants the house that she wants to start thinking about what to decorate and where to put her furniture!

Bottom line is that you've got no way of knowing, and as you can't really do much about it you may as well not let it worry you! It's not as though refusing to let her view it again is going to help the process along. Best just to be as co-operative as possible and hope that she still wants to buy.

When I bought my first house it was vacant. I was naive about the whole purchasing, contract thing.

I am slightly ashamed to say this but when the agent gave me the key to measure up unsupervised I had a key cut and decorated the house as I was confident it was going through!

Slightly embarrassed when the agents pitched up with another viewer while I was there up a ladder. Thank fully the absent owner was cool with it and things went through.

Well the good side is they have seen the perfect sofa/curtains/table/carpet (delete as appropriate) and want to double check sizes for pricing or that it will fit before they purchase said item.

Bad side, the sale is dragging on and they aren't sure, but then even if this is the case they are going to take another look rather than just pull out.

I can't think of many circumstances where I'd be happy with unsupervised house visits prior to exchange or without specific written permission and evidence of insurance. In fact I can't think of any.

And what in God's name did you think you were doing decorating the place?! (I have to admire you for it, though).

If the agent had been less than nonchelant about it I would be more concerned, but since we are told the mortgage offer is in, and we know the attitude of the agent ot the visit, I'd be relatively relaxed. Noy every purchase is made by hard arse business folk looking to screw everyone for every last penny. Even these days most purchases are made by Mr and Mrs ordinary who are excited about a new house for their growing family/nearer work/bigger garden with a view to extending/generally living the dream.

Accompany the viewing if you want to feel better about it.

Then come back the day after and ask for advice about a 20k under-offer. We're all keyboard experts in the land of limited information, don't forget.

The only time we ever asked to view twice, we definitely wanted the property, but my OH had "bad vibes" from the buyers.

Lucky that he pushed. When we asked the estate agent if we could have another viewing (we said it was because we wanted to order a sofa that fit), they got back to us a couple of hours later to say that the sellers had taken it back off the market.

We had already paid for a survey, but it hadn't been done yet. We couldn't get a refund, but did manage to carry the cost over to the next attempt to buy.

I was told that you should always re-visit a house on the day before exchange. Firstly you can check that the vendor has not trashed the place since you viewed it (which could have been months ago) and secondly to give you one last chance to think 'bugger' and pull out.

When we got our place i'm not ashamed to say we/i went round a good couple of times, i also used to walk through the park behind to have a look.

Like mentioned above not everyone is a sinister bd.

This!!!!!!!!!!!!

When the wife and I moved in to our dream home (at the time) the fkers must not have cleaned it since we viewed it. They left the place in a terrible mess. Dirty stinking smelly bds. Must have been a hundred fag butts lying on the patio alone and the grass in the back garden was knee deep.

They also removed expensive spot lights from the kitchen and an expensive heated towel rail from one of the bathrooms.

Things they would not have got away with if we had of checked the day before completion.

So next time we move we will ask to see the house again the day of the completion never mind the day before.

We viewed our current house several times before we completed. We viewed it once, loved it and put in the offer the same day. From that point on, we were committed to buying it - and luckily, our vendors were equally committed to selling it! When things dragged on due to problems further down the chain, our vendor looked up our phone number to contact me directly and keep us in the loop (since the problems were nothing to do with our side of things).

Anyway, as time dragged on we asked to view once more so that we could start planning layouts, and our vendor subsequently invited us over several times to measure up, pick and choose what we wanted to keep out of the stuff they were planning not to take with them, etc. So by the time we actually completed, we must've seen the place four or five times since the initial offer was made.

Just wanted to show you that not every "go-back viewer" is attempting to do the dirty. smile

Well thanks for all the mixed opinions! I'll no doubt be back on Friday to start a thread ranting about time wasting home buyers laugh

However, I've just spoken to our solicitor and they've had a "Transfer deed" through in the post this morning which they will check and we can then sign.

Whats one of those?
