Evening all,I've had my property on the market for about three months now with my current agent and have had only one viewing, how close to my asking price would I get if I put my property through an auction. Thanks.

Your asking price is too high, people go to auction for a bargain so I think the chances are slim.

House is priced quite well three double bed detached, £230000. Similar houses in the area have gone for same price, just can't understand why no interest, finally got rid of my bd tenants today so can get some new updated photos, hopefully this will help.

Get a few more agents to market the property.

Seems nice enough. Conservatory needs sorting mind. Don't know the area though - is it relatively expensive?

Had a quick look, and in my inexpert opinion, the photos are a bit rubbish. The photo of the front of the house is the best, after that it goes downhill a bit. Re-deorating with a neutral colour may be a cheap and easy way to improve the situation too.
Hope this helps, but I'm no expert!

Rail line is not a problem it's a very quiet area, the airport is manly light air craft and the odd cargo plane. I thought the front picture would scare off most punters as my tennants car leaked oil on the drive leaving a patch, that should be gone by now though. At night it's near silent as both roads are just far away.

Thanks for the input, will be getting out the paint brushes,now I can get back in, the wall paper was done by the tenants, it's not to bad.

The pictures are utter wk, the house looks very dark from them?? Paint the garage & front doors. Good luck wink

My opinion - appalling photos. Get the agent to do some high quality ones in decent light - you are after all paying them a lot of money.
Get rid of the pic inside the conservatory - nothing worse than seeing what looks like a lean-to on an external wall. Would look far better IMHO if the wall was plastered and made to look like an internal part of the house.
The rooms are far too cluttered.
Wheres the kitchen pic? Most expensive part of the house to renovate so most buyers will want to see this.
Change your agent and find out why if its being actively marketed or just plonked on right move in the hope the website will do their work for them.
It's a family home - whats the garden like?

TBH - your old tenant could well have been putting people off as well.
