Hi,

My dad has bought a house with two large garages. He plans to use the smaller one (which is still big!) as a workshop and convert the larger one into either one or two flats/studio. The larger garage is quite big, sorry, but I don’t have the measurements to hand, but would easily accommodate 3 rows of 2 cars with ample space around each car. It may potentially hold 3 rows of 3 cars if you didn’t need much space around each car. It’s detached from the house and has a tarmac drive around it.

The plan would be to either convert the garage into a flat or studio and then build another flat or studio on top, with a pitched roof and small balcony overlooking the garden and the pond. Alternatively, he may just built on top and leave the garage as a garage, with the potential to convert at a later date if required.

We have some provisional plans already drawn up by the previous owner which I’ll scan and post up tomorrow. Question is, are there any architects on here who have experience converting large garages and who would be interested in helping us draw up the plans and get through planning? The flats won’t be sold, they’ll more than likely be turned into holiday let, B&B accommodation or a flat for me to live in.

He’ll also need to build an oak frame style open garage in the front garden for two cars.

Edit: to both of you.

He's based near Ringwood, Hampshire. I'll be going over there tomorrow so I'll get some photosof the building, it's views (which we'd like to maximise) and the plans and I'll post them up.

Would like a professional opinion on how to get the most out of the building really and take it from there.

Sounds Like am interesting project with plenty of scope. Basicaly what you would need to do is to apply for two applications - firstly planning as a 'change of use' from a garage to a dwelling - potentialy you can convert garages without the need for planning approval under what is called 'permited development rights'. However by the sounds of things the garage is quite sizable and due to the fact that it will not be for personal use if a B&B type use is desired i would advise a change of use planning application . This would be done on Full Planning forms - not householder. I have experience of doing this on hundreds of jobs and if required could act as the agent for your planning applicationa nd sort out the whole thing on your behalf.

The second application you would need to apply for is Building Regulations approval. This application effectively deals with how the proposed development is put together and making sure that the specification meets current regs approval in terms of spread of flame - thermal insulation - head height clearances etc. Also they will check any structural beam calcualtions and floor joist sizes and spacings. Again i could act as the agent on the building regs app and supply the full specification - and even beam calcs if required.

On the design side of things i will also have plenty of ideas on how to maximise views and create an exciting internal space. Look forward to hearing from you soon
