One of the electricity companies currently leases a bit of my land for a substation. It's about 20m sq. and the current lease is up for renewal shortly. They're offering £200 pa (up from the current £100 pa).

I was not involved in the original lease negotiations and I have no experience of the going rate for such arrangements. Can anyone advise if this a typical rent or should I go back and demand more?

No experience but as a minimum I would look to offset my annual electricity costs with the rent.

I'd be finding a copy of the original agreement and then following Tonker's advice.

The property in question is one of a block of flats. The substation is in one corner of the site so does not really impact the saleability (after all, I purchased the property in full knowledge of its presence). They have agreed to pay reasonable legal costs. I'm just really trying to find out if their proposal is a fair market rate.

I would expect that they have some legal rights, being a provider of an essential service, regarding the land and, as such you wouldn't have them over a barrel. That being the case, I'd expect that if you can't agree a rent they'd have some sort of recourse that would end with a Judge deciding.

I'd be surprised if you can just make them move it, but I don't profess to being an expert on this sort of thing.
