Hi Folks,

Just wanted to run this via a few people to check I am not mad.

We are/were in the middle of selling our house, exchange was due today the 15th Nov.

Unfortunately we can not go though with the sale as there is an issue with the adoption of the road ( estate is 10 years old ).

This issue existed when we purchased the house but we were not aware as by the looks of it the Solicitor overlooked this issue.

How do we stand should the house sale doesn't go through because of this, it could make our house un-sellable until it is resolved, which could be some time (years), is it possible to recover our costs and then any legal work required to rectify the situation ?

you can get an insurance cover specifically for this

ask your solicitor!

It's a bond, we have offered to do this but the buyers Solicitor is not happy.

The issue is the Highways agency are refusing to adopt the road and there is a chance it may never be.

The estate is over 10 years old so should have been done ages ago. We were not made aware is was an unadopted when we purchased the house.

put it back on the market. find someone that is less of a frigging weirdo. it's a private road and you have offered an insurance policy. nothing more can be done for theese idiots!
