yes, I know it was the murder mile a few years back, but by all accounts it seems to have cleaned its act up a bit.

Good(ish) place to buy in zone 2 at an affordable price? The possible new shoreditch? Or am I asking to be mugged with a knife against my throat?

Not "the new Shoreditch" I wouldn't say. But as a reasonable place from which to complain about Olympic-related arseache, not bad.

small f/h houses and spacious new-ish build flats appear to be from around 190(ish) to 260k for a spacious 3 bedder 5 minutes walk from the station.

Dont know the area very well (but only live 10 minutes down the road at the moment) but I'm tempted to have a good old look around a few of them.

9 minutes on the train into Liv St, and 25 minutes cycle to work. Works out with a 3 year fix, (even only putting down 10% and leaving a bit in the kitty for a rainy day) at the same as renting our small 1 bedder at the moment....

A knife if you're lucky, more likely a gun! wink .
Seriously though, it's probably no worse than any other part of Hackney or surrounding areas. Where are the nearest shops to Clapton?
