Possible stupid question, but how big is 3 acres??

I've seen a site for sale (developer in administration) with PP for a 7,000 sq ft+ house. I haven't looked at site yet (I know the area), so just wondering if it's a football field size, 3 football fields etc

There is no fixed measurement for a football pitch. The parameters allowed mean a football pitch can be (approx) from 1.2acres to 1.7acres.

So your 3 acres would be roughly the size of 2 football pitches.

1 acre = 43560 sq feet
x 3 acres - 130680 sq feet
minus 7000 sq feet for the property (assuming bungalow) - 123680 sq feet of garden
if 2 storey, - 3500 sq feet = 127180 sq feet of garden.

Either way, its a big property at 7000 sq feet and a big garden too. Get a ride on mower and a powerful vacuum cleaner.

Perspective edit:
I have a reasonably large 4 bedroom house with 3 bathrooms, study, music room, kitchen / family room and separate lounge and dining room. Not including the double garage, it's probably a bit over 2000 sq ft, which is big enough for a family of 4.

You have a plot the size of 3 football pitches, how big do you think 7000 sq ft is? How much garden does sir require?!
I'm not being smart, I just can't visualise a house on that size of plot. I was hoping someone could say "1 acre is fine", or "no, 3 acres is too small"

Don't get me wrong, I'm not willy waving here. As I said in OP, the developer is in adminisration (just read their last accounts, shortfall of £21m!) and therefore was hoping to pick up site cheap.

Once in a lifetime opportunity I think

I'm no expert, but really depends on the price and your cash situation.

In Ireland over the last 5 years, many bought once in a lifetime opportunities at reasonable prices. But the economic downturn means that they are in serious negative equity and unable to sell as almost nobody wants to / can afford to buy a property of that status. If it is cash, then maybe long term it'll be okay.

Thats the answer I'm looking for...however I hadn't considered the gardener aspect...

Might build a granny flat and get the father in law to stay too

Agreed. I've kept a keen eye on the market (got a couple of other development properties as well) and am happy this stacks up.

Developers were initially looking £1m for house, I can buy site and build out for less than £400k. House would be "worth" more than that when completed, but I'm not in a hurry to sell again.
