Are there any general % price differences between houses inside and outside of the M25 Motorway? - and by inside and outside i mean as close as possible to the M25 either way

I don't imagine it'd be that clear cut. More down to the individual area and everything else.

I think houses that close to the M25 would lose value for being so close to the noise, fumes and congestion of the motorway.

I live in Potters Bar in Hertfordshire, prices are generally the same as barnet which is inside the M25 when looking like for like, 4 miles down the road, still outside the m25 Cuffley is extortionate and another 4 miles cheshunt is cheaper.

Having walked in the vicinity of the M25 late at night I can confirm that it has a 'roar' which travels at least half a mile, maybe more like a mile or more. It's unpleasant and hard to quantify - a kind of background drone.

I wouldn't buy a house too close to the M25. But then I stupidly bought a house about a mile from Luton Airport 5 years ago and I suspect it will be another 5 years before I can muster the money to move. By then I might have got used to it.

I live near some many A roads and i can relate to the background drone!
Ref M25 -living close proximity would make commuting more appealling? - and hence my question - as it seems Londoners have a communiting obsession -something estate agents would no doubt factor in?

My parents also live in Potters Bar.

Neighbourhood hasn't been the same since they opened the McDonald's. frown
