Does anyone know what level of build may be required before a barn conversion might be regarded as 'started' as far as planning permission is concerned??

I have seen the following in an agent's particulars:

"Planning Permission and Listed Building Consent has been granted, dated 01/09/2006 and must be begun not later than five years from the date that permission was granted."

Would it suffice to simply strip out the building in preparation or would it require a certain stage to be reached (e.g. floors, power installed etc)? How long would that state of limbo last?

You have to 'START' the works not just strip out. generally Building Regs will be involved and its good to have the start registered with them as proof should Pp / Lbc concent be challenged at a later date. Do'nt make the mistake on of my clients did and rely on a visit from Bco to 'discuss' the project, it was NOT registered as a start, PP was lost. Putting in foundation for any internal walls / floors would constute a start provided they are seen and recorded by Bco's.

A 'meaningfull start' is what we have had to do on one of the jobs we have. That ment up to DPC, footings,concrete sub-floors and brick/block work up to DPC.

This is a stable block conversion so there will be no footings etc but there will be a new septic tank to serve the 2 dwellings (one existing and one from the conversion), damprrofing throughout and some of the windows in the stables will need replacing. The first major job would be extending the existing dwelling into the barn and replacing the barn doors with large windows/doors. Would that suffice as I am guessing the building regs guy would be there to look at the septic tank going in and the knocking through/damproofing?

As long as you have the first inspection from Building Control (they will invoice you within 7 days) and you have paid then the job is live! ;-)

Just done a search on Home.co.uk and prices seem to be fallng like stones in that area in that price bracket. Given the impending limit on the PP (but one assumes they could renew it??) might be worth a very cheeky offer in a month or so's time.

They "could" re approve another application.

But there is no guarentees!!!!
