A friend pointed out this plot to me recently, and I think it looks quite interesting.
Any ideas what it would cost to build the proposed house? Or any opinions in general?

So is mine...but area = Pi (3.14) x r (10) squared; 3.14 x 100 = 314m x 2 gnd + 1st flr) = 628m. Less the segment ~28m to make it easy = 600m. Sounds wayyy too much to me!

£95 for that plot so close to Aberdeen is fine.
The build cost of say a 200m2 property would be around £1100 - £1300 m2 but...
If your have to demolish the and re-use part of the existing water tank, then you could push this up to £1800 m2. The main dificulties would be carefully removing the exisitng concrete lid, without destroying the walls, which you'll want to reuse. The there's the cost of tanking to the tank to make it water proof. I know this sounds silly as it's already a water tank but you need to 100% sure it's not going to leak before you drop your new house into it. All in all a bit of a tricky job to get right, but not impossible and you should end up with a lovely interesting house at the end of it.

That is in Balmedie not Blackburn though. The bypass will have more of an effect on prices than anything else.
