Guildford letting agents

Does anyone in the area have any experience of letting agents? After 5 months of trying to sell the home it looks as though we're going to have to let the property and rent in Brighton (where we plan on living).
We were selling the house through Gascoigne Pees who have been rather good and so we thought we would give their lettings dept a go. Having read through the contract though there appears to be one to many hidden costs. We're looking for a fully managed service at 10%.

Martin & Co would be worth a try. I have a friend who lets a couple of places through them, and he seems happy.

thats who I dealt with when renting in Guildford - they were good coming from a tenant perspective. Very fair. The guy who I saw was a TVR fan too.http://www.martinco.com/lettings-agents/guildford

GP's are pretty straight letting agents. I think you'll find any of the charges they are listing will be common throughout most reputable agents.
Not sure of the size of your house but guessing Martin & Co are not best placed in the mid to upper end and more likely in the flat and small house market. If its bigger then would be better with Waterfalls. But GP's would be worth sticking with if you liked their sale service.
