E36 3.0 M3 track car project

Im in the market for an E36 3.0 M3 Coupe to turn into a track day car. I've viewed a couple already but both although in great all round condition had the dreaded rot on the rear wheel arches. Im budgeting for around 4k max and interior condition etc isnt really top of the list as its getting ripped out just a strong body and engine etc. Are the majority of these going to need work on the arches now or are garaged cars in much better condition? Is there a cheap fix for the arches?
