anyone know of one?

need to throw some money at my renovation project to get it saleable. main things outstanding are largely decorational but with 3 floors it soon adds up!

my problem is that i am a contractor so any time off work to oversee tradesmen costs me dear. ideally looking for someone who i can trust to work unsupervised and lock up when they leave. this isn't ideal by a long shot but probably the only way i'll be able to work it.

my experience with trades in the area has been hit and miss. some have been outstanding, others far from it. personal recommendations would be fantastic if you have them.

My brother in law will do the job - and do it well.
He has been decorating for 20 years and is completely trustworthy.

Shirt, what sort of property are you doing up, which area? What sort of work have you had to do to the property?

Do you buy many investment properties ?

I managed 2 very long days paint prep. at the weekend and whilst I have no fingerprints left from sanding I achieved more than I anticipated. I am planning on getting in 30hrs more prep. this week so may revise how much painting I do myself.

Flashman:

It's a 4 bed terrace - built 1867 and in one of Hull's few conservation areas. Surrounding streets are pretty crap but there's 12 listed buildings on mine and the council are pumping a couple of hundred million into 2 adjoining districts. 5 min walk to the hospital, 5 min to the marina.

What haven't I done more like. Bought it after it had lain empty for 5yrs. In brief:

Knocked 3 flats into one house.
Knocked through living & dining rooms.
Re-opened kitchen chimney to use as a housing for range cooker.
New windows & doors.
Roof repaired & all new fascias & guttering.
Rear of house re-rendered.
Chimney repaired & gables rendered in lime mortar.
Front fascia bricks repaired and fascia painted Cornish Cream.
Full alarm fitted.
Downstairs walls stripped to bare brick due to damp.
New gas central heating and boiler.
All new wiring & meter moved.
Whole house replastered.
2 bathrooms & kitchen fitted.
Original ground floor staircase repaired & new ballustrading to all floors.
Wooden floor fitted to living room.
Host of features reinstated such as plaster cornicing and cast iron fires.
All 4 bedrooms, kitchen, & bathrooms decorated.
Garden de-jungled & partially levelled.

All there is to do really is decorate the hall, stairs and landings to all 3 floors, fit carpeting in all bedrooms and halls, and tidy up. If I have the time/inclination I would do something with the back garden as at present it is just a bare patch of earth 100ft x 18ft. I am chasing a job in Dubai though so I migh not have the time or weather to allow this.


No, I am not a serial investor, just a first timer who didn't realise what was in store. Bought it with no skillz whatsoever and have done everything bar the plastering and commissioning the boiler myself. I now haz skillz. Whole thing has taken far longer than anticipated but the end is nigh and amen to that. I'd do it again for sure, but eyes open and in an area I want to live hehe

Looks like you are a serial investor and as such a handy man to know smile

I'm in a similar situation to you. I've got a 3 story refurb property that is going to need to be decorated top to bottom when it's finished.

The last time I got a quote for decoration on my own house, the guy wanted £750 + materials to paint (no prep required) two bedrooms! I did it myself in the end, it took me not much more than a weekend to complete and they were nowhere near full days.

Hopefully I can get some reasonable quotes on this new property, as there's no way I'm doing this one myself. What do you think is a reasonable day rate for this type of work?

my brother in law charges £150 day rate or will give you a price for the job. He is a fisherman so brings his bed-chair and sleeps on site when doing refubs. You will not get a better price and the quality of his work is second to none. He is busy most of the year but Jan & Feb are always a bit slack 07811 712590 is his number and his name is Julian if anyone is interested. Jan is already pretty much booked up so be quick!

In case anyone cares:

I had both Julian and Karen come round and quote. Both seemed very personable and turned up exactly when they said they would [rare in my experience!]. I have decided to use Karen based purely on availibility as she could start 2 weeks earlier.

Teeing up the next tranch of work now. Need a carpet fitter and a landscape gardener if you happen to be one or know someone [in Hull] who is.
