Mods please move if needs be...

For one of my university essays I have been asked to write about what I would do with a piece of land they have pointed us towards. It is 17 acres of land near the Nottingham ice centre.

I was just wondering if anyone had any better ideas than the obvious office block/ appartment complex that everyone will go for.

We essentially have a blank canvass to work with but must maximise returns whilst taking into account the risks involved.

I am not asking PH to do all of the thinking for me as I already have a few ideas, I was just wondering if there was anything that could suit even better out there.

I don't know the area but city centre car parks are always in demand and are a goldmine especially as very little outlay is needed. Expansion could include a park and ride scheme or split the site between car park and some else.

Thanks for the input, its probably too close to the centre for a park and ride if you know what I mean and there are millions of car parks in Nottingham. A good idea though considering there is very limited information available. Thanks for taking the time to reply smile

No worries - I wish there was a million car parks in Bournemouth - the few charge about £3-4 an hour!!

I would dig a great big hole and push the rest of Nottingham into it...the rest of the UK would thank you.

More sensibly.

Lo-cost eco housing/flats, above shops/resturants, throw in a load of green tech, as ist very much the "thing" these days.

Offices are becoming a bit "over supplied" with the move to "work from home" many companies are pushing.

One of the ideas high up on my list...all the eco bks could come in useful to use up some of the word count.

True, however they will still be needed for large firms/ companies that rely on the consumer being able to reach them directly, face to face.

FFS this is PH, not Town Planner monthly with all your Eco-Bluey-Greenhouses.

Kart Track, skid pan and if you have space left driving range, sans nets, facing local sink estate.

Kart track has also crossed my mind...Race track was first but I realised it was a tiny site so I thought kart track. The problem is that I have to consider the profitability of selling the site after, kart tracks and skid pans have quite specific markets and I don't think I could sell it for much after.

Bowling/cinema/couple of restaurants and associated parking?

I jumped at this when i read read what you had put, then i realised that someone has beaten me to it, there is a bowling alley close by, and a cinema, and a restaurant. frown

Just below the ice skating arena, on the edge of the roundabout. I think it may be in too much of a commercial area to put residential so i'm starting to sway towards office block with hotel and secure parking underneath.
