I'm about to look for a tenant/s for a buy to let I have.

I already have inventory and a decent tenancy agreement downloaded from the NLA website.

To cover myself I want to credit check any applicants.

Can anybody reccomend any sites that are easy to use and cover all types of checks?

How do you guys usally go about finding (advertising etc) and referencing new tenanats?

I presume the norm is to get the applicant to pay up front for the application/credit check fee?

I used gumtree to advertise my BTL. I got about 15 applicants in 2 days.

I got a reference from the previous agent (they were renting a flat before). A couple of years renting previously with no issues is a good sign.

I'm in the Bristol area, and use Accommodation Unlimited link; http://www.aul.org.uk/ , who charg the tenant, and not the Landlord if the same is prepared to show th potential tenant around the property. I also use the Bristol Evening Post on a Tuesday night, i have used Gumtree, but felt rather uneasy about the resonses i received from the adds, same with Tradeit adds.

I don't do credit checks, just employer's and previous/present LL's checks, also i obtain from the tenant/s a guarantor against the tenancy, togethr with a minimum Deposit equal to 6 weeks rent.

Is the Rightmove website any help?

I have rented twice and only used Rightmove to look for lets and only then through a good agent, I would not like to rent directly from thel landlord, I looked at a couple of places once and dealt directly with the landlord, they were idiots, I remember one said, oh yes the property comes with a garage.....but YOU can't have it, it's full of my stuff.....great.
