House sale and going into rented - needing exchange date?
Discussion
The Vendor of our new house is going into a rented property. I'm told that rental agents do not allow deposits to be placed until a date of exchange on a house sale is agreed? If this is the case then completion looks like potentially some weeks after exchange - not that this would be the first time in the sale of a house I'm sure.
Has anyone heard of this before?

If the vendor is renting a house, what difference does it make that they have a sale going on elsewhere? Find rental property, sign contract, pay deposit and 1st months rent, move in. I see no reason why their house sale to you has any bearing on this.Has anyone heard of this before?

The reason why most sellers will want to wait to exchange on their sale before committing to a rental is to avoid the possibility of their sale falling through at the last minute and them ending up still owning a house whilst, having to pay rent on a second property.OP, it is something that can be a pain if you want a relatively short period between exchange and completion, but 3-4 weeks should be enough for the vendors to get a rental sorted out after exchange.
