Garage building cost??

A mate of mine has been gathering quotes to have a garage built and we cant believe the quotes he has been receiving.
He currently has a single, flat roofed garage attached to the side of his house. He intends to knock this down and replace it with a 30ft x 17ft garage, still attached where it covers the current footprint.
Where it attaches to the house, he wants a sloping roof, but the rest of the garage, where it extends forward, he wants a pitched roof with a gable end. Garage to be built from block with brick skin

He has been quoted between £26k and £36k for this which he feels is a bit steep

has he been overquoted or does the roof requirement add that big a premium?

That's a big garage. Depending on spec. IE electrics , doors etc i
Would expect our quote to come out between 18- 24. Also depends on location as well

I recon the quotes are on the money ,

that is a large area and he wants it built in brick / block cavity wall.

Evening I am a CA who was finance director of various PLC construction companies in the past. I retired fortuitously at the peak.

Unfortunately many builders nowadays want to buy a new pickup from every job.

The raw cost of this building can be established on a square footage basis and flexed for detailed building regs and materials required etc.

Best way to build is to be your own management contractor buy your materials and use decent contractors for the elements required.

I doubt if you will get much change out of A RAW COST £13,000 whatever you do.

Its 600 odd`sq ft and that's only £20+ a square foot. but there are no internals, bathrooms, toilets, decoration etc which up the costs considerably. This does NOT include the builders profit.

Construction is now quite rightly controlled and heath and safety increases costs quite necessarily.

If you can get quotes like the one proffered at 18K - 24K, from my rule of thumb, allowing for reasonable earning by the builder, then that is not far way.

Its a big garage will add value you can't build it for less than it costs.
