This will be quite hard to explain. We had a very large cupboard on our landing which was between the two large bedrooms. It had it's own door which opened up onto the landing. Many years ago, we closed the door off and opened it up into our bedroom so I have a large dressing room. However, hard to explain but this 'cupboard' backs onto inbuilt wardrobes for two bedrooms - our plan is to close off the wardrobes and put in two new stud walls in each bedroom and knock the large cupboard and wardrobes down to form one large room and put an en-suite in it. It will not have a window, so we know we have to put in an extractor fan. Because of difficulties getting into waste stack we are putting in a 'masserator' (wrong spelling I know!) and this will pump the waste from the toilet up into the loft and then we plan on accessing the soil stack this way as this will be the easiest way. What I would like to know is, what building regulations do we need? Is there anything else that we would need in the way of permissions etc?

The electrical will need part P, andthe light fittings will need to be right for the zone its fitted in. The extractor will need to pump the right volume of air.

Call your councils Building Control, they will come and have a look/give advice at no charge, probably the same day.

Building control will want to inspect the job at various stages.

Plumbing first fix certainly.
Electrical will presumably be done by a proper spark so he should self certify to Part P.
After that, plaster, second fix, completion certificate.

I've always found BCO's to be very helpful and knowledgeable if you treat them with respect. They have on more than one occasion saved me money and time by offering alternatives.

Just ask the wife not to put any extras down the pan. If she does, just make sure she knows how to clear the turdgrinder and that you won't be around to supervise.

Yep, it will need to be on a building note as "change of use" if there is nothing there first bathroom wise. And part P for the sparks.

Rules with mecerators is dont put anything down it that has not ben "through you" and no lady products!
