The OH and I are mulling a few things over about our current living arrangements and O wonder if anyone cuold give me a rough idea of the current extension cost per sqm for a two storey extension, including electrics etc?

I'm oop north, assuming that makes the slightest difference to the numbers.

We have been through this over the last 18 months, so if it helps we were looking to build a 2 storey rear extension of approx 900 sq feet. The work included installing but not supplying 1 new kitchen and 3 new bathrooms with a small amount of structural alteration to the existing Kitchen. The quotes from 5 builders contacted ranged from £80-£130k plus vat for everything apart from decoration.

I'd budget in the region of £1500sq meter although obviously a lot will depend on the exact proposals

Cheers guys.

It'd be a 2-storey extension on the back of a semi - probably in the region of 5x3m - and really just wanted to be able to have a figure to talk about with the OH. So going on that, we'd be looking IRO 30sqm, so £45k as a rough number as a starter for ten. Does that sound right?

Obviously a lot depends on fit & finish, the exact design requirements and proper quotes etc

I've just done this in leeds.

Single story side and part 2 story rear.

I'm not entirely sure of the sizes of the top of my head but I think it'a about 55-60 sqm of space.

All open plan on ground floor - mucho dosh for beams.

We've spent about 70k - 25 more than we thought frown

The prof fees, moving gas/leccy meters and groundwork (needed mini piling) were in the region of 12k....before we'd laid a feckin brick - once you pop you just can't stop though!!!

It's lovely now but by christ...what a ball ache.

Still got the friggin ensuite to start though...arrrgh.

2 storey - quality extension - nothing too fancy = £80k all day long - all in!

Just to add, I did a lot myself so would have easily been over 80k if I'd not pulled me finger out.
