Let the headaches begin

Okay folks, I need your advice.
My mum has tasked me with selling her Partner Combi van (thought I'd escaped those by now) and upon inspection yesterday it's become clear that there are a few problems that will need to be rectified in order to get a decent price for it. So I have roughly three courses of action :
1. Let mum know that her pride and joy is not worth as much as she thinks it is and use it as a way to teach her a lesson on the importance of vehicle maintenance.
2. Sell my Saab to release some instant funds and use the Partner as a daily while I get what needs to be done and then on sale of the Partner claim back the cost of the Saab from the final sale price.
3. Say to hell with it, get the work done without selling the Saab and make life financially harder for a few months but know that I've done right by my mum (you do after all only get one of them)?
I am of course welcome to any suggestions.
And no I don't have a picture, she's not fit, nor single and nor would you want to bash in her back doors (unless you have a thing for 5 foot red heads who spend all day with horses)

as it so happens, I am quite into 5ft redheads who spend all their time working with horses. Can I have some pictures please? and then bust in her back door? 
General Tarting, replacement windscreen (although thats going to be done on her insurance), couple of tyres, service thats nearly 7000 miles overdue, repair to rear passenger door handle (doesn't seem to be connected to the release mechanism) sort out the MFD (looks like the bulbs are gone so can't be read unless you have direct sunlight blazing down on it) and one hell of a deep clean .....at the moment that is

1. The same as your option 1. Sell it "as is". If your mum doesn't like the offers that people are making for it, tell her that she's welcome to try to get more for it.
2. Tell your mum that it needs X, Y and Z done in order to get a decent price. Offer to find out how much this will cost/get it done, but she'll have to pay. Then sell it.
I don't see how any of your money/cars could possibly come into this - it's her car and as a favour you'll do your best to sell it for her. Whatever it sells for she gets. If it was a purely commercial relationship you'd probably want a commission (though it's not, so understandably you probably don't).
Well the agreement was already made that any bits and peices I had to pay out for I'd take off the end sale price that mum gets anyway, so option 2 is more an extension of that concept anyway. I have also been offered a cut of the sale price so it's in my best interest anyway to get the best price for it (obviously if it went for peanuts I wouldn't take a cut anyway, but I don't want to see my mum go short and I know if the right things are done it's easily worth £4750, don't get some of these jobs done and I could easily kiss goodbye about a grand on the sale price)In my eyes there are two options:

Come on mate, pay someone to do tyres and windscreen, the rest is a weekends work on the drive, not even that tbh, and a few quid for consumables and a MFD off ebay. Not sure exactly which part you need, but it throws up a few results on ebay, you should find something there.
If you were closer, i'd give you a hand with it, doesn't sound like anything tricky.
