We are just finalising plans for our extension and given it has a vaulted ceiling we would like to fit four tilting roof
windows. So a couple of questions :

Is Velux the best quality to go for or are there better alternatives?

Should I expect to pay more to have the roof designed and built with four half meter by meter openings than a standard roof?

What is a realistic price to pay for half meter x 1 meter units with automation, blinds and flashing kit?

Lastly what would be a fair price to have them installed?

The velux trade catalogue I have (late 2010) lists;

C04 window (550mm x 980mm) - £450 with INTEGRA electronic opening system
Blinds - £60 - £90 dependant on type
Flashing Kit - £60 (approx depends on roof finish ie tiles or slates)
Vapour barrier - £16
Insulation collar - £22

Depending on the type of roof construction you may not need the last two.

The costs may not be 100% accurate but will give you a good indication.

On the projects I have worked on recently we have only ever really sepcified Velux windows etc apart from on some historic building work where traditional metal framed rooflights were fitted. The quality has always been fine (happy clients so far) and the Velux technical support team has always been helpful.

When you refer to the design build costs of this type of roof are you referring to comparing the costs of a roof which is almost fully glazed of a series of velux windows next to each other as opposed to just an ordinary tiled / slated roof etc. The design the former is likely to be slightly more expensive as depending on the type of roof you may need a structural engineers input to design a roof with the correct trimmers or other means of framing as opposed to just some prefab trusses at regular centres.

The roof is to be mainly tiled with the 4 roof windows evenly spaced. The builder has allowed 2k additional cost to achieve this (not including supplying or fitting the roof windows) so I guess I am just checking if this sum is reasonable?

Last year we had 2 Velux M04 780 X 980 Windows in our new extension, I don't think it's difficult for a roofer to leave the right width between joists. So £2K seems a lot, to me, or let's say it doesn't take almost 10 man-days to put in the right timber frame, fit them and tile around them.

Everyone said there was no other sensible choice, and we're very pleased with them. They were fitted with Velux Flashing EDP M04 and a Velux Window Collar for Underfelt M04 BFX M04 1000.

The extra cost for electrical operation was £400 each (including the switched spur), so we decided not to bother.

Not at all reasonable imo,he is charging you 2k just to trim out the roof ready to take them.

That seems realy excessive, but without knowing roof layout etc cant give a definative idea of costings. To be fair though if it was a simple case of a bit of framing etc we would prob say you supply the materials and pay a days labour for my roofer. I suspect you could push your builder to do something similar.

I always go out of my way to be good with my customers as it always leads to referal i.e we did a large extension and kitchen last year (approx 100k) and customer wanted so additional electrics and a hot outside water tap, lights etc. We just said pay the materials and we would sort it out foc. We have now got 4 more extensions off of this one job.

Sounds a lot to me too!

When we had our main roof retiled 2 years ago, the roofer charged us an extra £400 to fit 4 small velux windows and flashings. Labour only

They are so easy to do.

(this was in Norfolk btw)

Way too expensive!!!

Especially as its a new roof he only has to cut a few additional timbers and sone additional fixings!

Having never ever done anything like this before a mate and I fitted 2 velux windows to an existing roof (mine) last summer in less than a day! Worst part was trimming the tiles to fit.

Velux is a cracking bit of kit!!!!
