Leaking boot - R53 Cooper S
Discussion
Is there a common place for water leaks in the rear of an R53 Cooper S?
Reason I ask is following an issue whereby my rear parking sensors stopped working I went to investigate on Saturday. Lifting the carpet I noticed the underfoam was absolutely sodden, then I looked into the battery well and saw 3” of water sitting in there. Obviously the tons of rain we’ve had over the last couple of months has been getting in somehow but where? I’ve checked the seal and all looks OK from what I can see, is there a common area where this may happen? Rear seats are bone dry so I think it’s almost certainly getting in round the tailgate area. BMW want £53 for a new rubber but the chap I spoke with reckons it’s unlikely to be this leaking.
Good news though is that once all the water was removed from the battery well the parking sensors started working again – so a plus there at least.

The only thing I have seen on some minis is that the boot dose not always close properly letting water in. The boot should close with one push if your car dose not check it may need ajusting. Aslo check that the boot rubber is on correctly, the in side edge should be ontop of all the trim and the seal puched hard in all the way round. Hope this helps?
It seems to be a common issue. My wife's Mini had the same issue on her 2006 Cooper. I did all the usual checks and have found nothing as an obvious cause. What I do know is that sometimes unless you slam it closed like a lorry door it does not close properly and often shows as such on the dash. My suspicions lie with her coming home from work gettting the shopping out and not closing it properly.
This happened about six months ago and it has not happened since despite the torrential rain.

From what I can gather it is a fairly common issue and something that's happening to my R53 Cooper S JCW GP.
As above my boot closes but often shows as open on the dash so I do have to give it a damn good slam which is horrific especially as it makes the spoiler clatter against the glass.
The leak has only started since I had a new tailgate fitted (rusted so got a BMW bodywork warranty claim done) and I notice thanks to a handy tarpaulin I have in the boot it pools on the left and right hand side of the "boot" (I use this term lightly in regard to my GP lol)
As you can see after washing the car and heavy rain this is where the water seems to be seeping in around the trim. I have found via a few searches that you have to check the silver trim at the bottom of the glass and the trim at the very top. I'm not going to get it sorted right now because it isn't *that* bad (yet)
