What happens when they go missing in the port? Or gate out of the port and never come back in again? Or get washed overboard in bad weather?
Ocean shipping containers are very difficult to keep track of due the nature of what they are used for.
Being cynical what's the stop the 'renter' of the container telling you that it had gone missing in transit - then effectively just keeping it?

Sounds a similar scam that a private equity company did. Sell the freehold of properties and lease them back to get cash...a few months down the line 'went into administration'.
In your situation, you buy the containers and give them cash, if they go bust there's no rental income. They might have sold the same containers many times over - or do they even exist?

These days it's very easy to track containers, large or small,1. BarCode

As for the "investment", unless you take delivery of your containers how do you know they ever existed at all?
This is just another scam, like "investing" in car parking spaces and the like. It's too easy for the company offering to buy back your container in a few years having given you x% per annum until then to close down just before your refund / buy-out is due. The so-called "guarantee" is nothing of the sort if the company that offers it has gone. I've done some of these "alternative" investments in the past, virtually all of them have turned out to be a complete waste of money.
NB: In typing that last sentence, I mis-typed one word which came out as "alternaive", which actually might be a good word for this kind of product.
