Morning,

Currently having a bit of a nightmare with a house move, my wife and I have had to pull out of a purchase due to problems with tge onward chain and we're starting again. We've been living central beds for the last couple of years and would like to stay in the area but with a baby due in october we're a bit limited for time and also want to keep our buyer happy, consequently we're trying to keep an open mind on location. Good schools and road links are essential.

The villages like westoning, barton, harlington we know well, considering sw dunstable and buzzard but don't know the better areas of Buzzard. Work is in hemel so not too far from there but I'm quite happy to get a diesel and churn out a commute as I can also work from home a few days a week. Budget up to about 330-335k.

Any pointers on areas would be greatly appreciated.

Linslade part of buzzard seems ok. Dunstable is a royal st hole.

Have you considered MK? We have lived here for about 10 years. Housing is reasonably priced. You will get a good 4 bed detached in a nice part of town for your budget.

Every conceivable amenity you could want and good road links for heading to Hemel. I commuted to Amersham from MK for 18 months, was fine

Thought of further NE? Wend over, Villages west of Aylesbury etc?

Good commute down A41 but where you'll hit traffic is getting in HH.

Leighton Buzzard is almost permanently gridlocked these days so you'll be fine if you live on the outskirts (I lived in Heath & Reach for several years) but don't actually need to go into LB for shopping or healthcare or anything else. Only getting worse too.

We live in the Buzzard and it's great. Traffic can get sticky at certain times but the pretty high street is walkable from most of it so no need to drive into it, especially with the new ringroad. We're in Linslade, the train station side (30 mins to Euston), which is pleasant. Not the only nice bit though. Getting pricier, but way better than Tring just over the border into Herts.

I'd put a vote in for MK as well but I think you will really struggle to get a good 4 bed detached house in a nice area for that budget (£335k) you'd need to add £100,000 to that I think.

Work in their infinite wisdom chose to move our department from mk to hemel last year, otherwise I think MK would have got some serious consideration.

SW Dunstable is quite nice, town centre aside, and an easy hop on to the a5 to work. One of my wifes close friends lives there and is also pregnant so staying in reasonable proximity is preferable so she has a bit of company and support as most of the friends and family are still in Hemel.

We did consider the bucks side before but have started to get quite settled in Bedfordshire.

We have 3 viewings in LB later, not too much new on at the moment in other areas so we'll push on and also see what crops over tge next few days.

I'd forgotten just how difficult and frustrating house buying was, hopefully this will be the last one for a while.

Your budget would get you a 3 bed semi in sw dunstable but the nicer stuff gets snapped up pretty quick .

We looked at 3 in LB this afternoon, one in the planets thatvwas nice but not suitable for cats, one on brooklands that wasn't going to work for a number of reasons and one other in pear tree lane.

The last one in pear tree was a touch flawed in that there was no off street parking but was huge inside, it needed a bit of tidying but nothing major and had a lot of potential. However, we have no idea on what the area is like. It could be ok, it could be awful, we have no clue. If anyone that knows LB could weigh in with an opinion it would be appreciated.

The 3 bed market is really competitive so we'll need to jump on things quickly but we have spoken to most agents in the central beds area so hopefully we'll be on peoples lists.

Another LB resident here. Just sold our house and are moving to another part of town shortly.

Traffic is a bit cack due to the council (it can be quicker to drive to MK at the weekends than try to get through town).

Primary schools are pretty good (our son is at dovery down).

Pubs are pretty good too

Eta. Give Gavin at Quarters a call. They are selling lots (they sold our current place in 24hrs) so you probably need to register with a few agents).

When we moved over here we lived on the planets, moved four years ago to Nelson Road which has great size houses but you're compromising on location.

We've moving up to Cotefield Drive which is just off the Heath Road.

It does seem to be quarters and hunters that most are going through, we'll give quarters a call tomorrow and get registered. Thanks for the recommendation.

Markyate is a possibility, the wife likes it and we looked at a couple there before we moved to our current house. I like Redbourn a lot but like St Albans it's one of thise aspirational places that is out of reach at the moment.

Slightly out of town but a very quiet road and close to two good primary schools. You can get out to the A5 quickly from there or skirt through the industrial estate to get on the hemel road.

New build places on Billington park are ok (parking is limited) but it would put you right onto the hemel road

You could also try coming our way from LB, try Cheddington, Slapton, Ivinghoe and Pitstone, nothing in our village at all, just over the hill from Pitstone.

Two more viewings tonight, Markyate and then Heath and Reach. Not convinced on the Markyate one but the H&R one looks pretty good, just hope the area is nice and it's not one that just photographs well.

Not really any bad areas in h and r , and fibre to the cab broadband will be available soon if not already .

I live in south Dunstable, It has good motorway access north and south. I don't know how you could prefer Mk endless fking roundabouts one after another 😂😂 when I used to visit my mate who lived directions were something like straight over 9 "islands" then do a right then 3 more etc etc. And LB with 1 main road that is basically gridlocked when ever you want to use it like getting to work, going for lunch, going home, shopping at weekend.


Dunstable isn't the best place its relatively normal apart from the endless fricking traffic lights through the town center!! But if you live south of it I never drive through it. It has endless hairdressers opening and closing but it comes down to houses and prices. Sounds like your budget would be the better end of the area and it would be a 1930s style not new
Builds. Just stay on the south side of the town.

I like it here apart from the neighbors 😂😂. Downs road and Blows road have a couple of houses for sale at the moment one is a corner house with a big drive but looks to be small garden.

I lived in Dunstable near the Downs for a couple of years when I was a kid, horrible place and the kids in the secondary school were mostly horrible s.
