I have received notice that a piece of land I own will be compulsory purchased to make way for a helipad to be used by the emergency services in the even of an accident

whilst I have no use for the land and I doubt anyone else would (it's a small plot of scrub halfway up a mountain) I'm not too fussed about losing it

what's the mechanism of agreeing a price as I'm fairly certain the offer I'll be made will be somewhere between insulting and ridiculous

Usually it's land value + 10% for your 'inconvienience'.

The valuation is usually made of the median figure between the highest and lowest estimate. You can appeal on the valuation.

Surely if (by your own admission) nobody would have any use for the land, it is only of negligible value, and you can't expect to get much for it?

Surely if (by your own admission) nobody would have any use for the land, it is only of negligible value, and you can't expect to get much for it?
Obviously someone does want the land otherwise there'd be no compulsary purchase of it..?

Try getting 3 idiot Estate Agents to be within 30% of each other at the moment is hard enough.... The market is so confused and IMO they are actually under valuing.

granted but I won't let it go for £5 when it could be worth £10k

Out of interest, if it's just a small piece of scrub halfway up a mountain, what the Dorothy L Sayers makes that the precise bit they need for a helipad?

You might have to set up camp if it gets silly. Can you sell the plot but retain a lease on it where they have to pay you say £1000 a year. Easy beer token generation oppourtunity here yes

Could be it's been surveyed, and that precise spot is the least affected by windshear and downdrafs and all the other nasty little widowmakers that you learn about on Mountain Flying course.

Or it could be the Authority in question just has a hard on for the view smile

Possibly it is a flat bit in a good areas for accessibility by air, but not by anything elsewink

Compusory purchases are outside the fee market, so it doesn't give an indication about the demand in the market (which is what should determine a fair price).

Sadly you may not have much of a choice, but I hope you can get at least the fair market price for the land at least (whatever that may be).

Indeed, also, it is a valuation that is supposed to be pre-CPO as it is now affected by blight.

it's near a single track railway which passes through the mountain by the means of a tunnel

if there was a collision near or in the tunnel they'd want to use my plot to land in order to ferry the injured
