Am starting to get the ar$e a little with our estate agent.

let me share some background info:

Put our house on the market last weekend.

It took a week before it was uploaded to the websites - apparently they were having issues with their uploading software... in a falling market i made the point that i'd really have liked it up as soon as possible....

They didn't take any shots of the rooms upstairs, which Mrs Bergs and I had specifically made very presentable, fair enough - i though & sent through some that i'd taken myself. These have not yet been uploaded, and given what i do for a living - i'm more than aware that presentation and first impressions are cruicially important....

as an example of how slapdash their approach have been, his bloody measuring tape is in one of the (crap) shots of the back garden...

Now - we're away for the weekend just gone and have a viewing, get back last night to find the patio door shut but not locked.... now i'm starting to get property annoyed...

What recourse do i have if i dont think their level of service is good enough - and moreover do i have the ability to just employ another agent.

constructive crit on the pictures would be good.

(price point criticism expected wink )

I see what you've done there, very droll.

So... you want them to take a more presentable picture of the back garden? I think the only angle from which it looks good would be 90 degrees vertical - ie a google earth shot from 50 miles up.

Foxtons just down the road chap. you wanna see slack get one of their 'valuers' down.

Have you thought about using one of the Korean agents?

It's overpriced, a simple look on houseprice shows that the highest price attained on that road is £305k and the second highest is £278k.

valued at - wait for it - £360k (OK last year) - apparently there is a local cartel surpressing prices in the area....

how i laughed them out of the door...

They will have more applicants than all the other agents put together though.

There all thieving feckwits. I got three valuations for my hosue last year £165,000, £180,000 & .......£280,000. Thats a big gap. Sold it for £265,000.

Hmmmmm

Thats waht I thought! £300k for a 3 bed semi with no garage. All because everyone wants to live in london...

Anyway back to agents. yes they are useless, and you have to ask yourself what they actually do: take photos, measure house using tape measure, write some words, advertise on right move. And you pay hansomly for this...

Personally Id rather live in an area where you can go into your local woods without running across naked wierdos rubbing themselves against a diary.
Well worth the premium.


Anyway )OP, if your house is priced towards the upper end of the scale for your road I would either remove the garden pics or tidy your garden up and submit some new ones.
It looks like a piece of waste ground and is not compatible with what otherwise seems like a nice house.

How long is the agreement? I presume sole agency.

I would personally write to them and advise that they are currently in breach of contract by falling below the required standards and you give them 48 hours to rectify it at which point you will deem them to have voided the contract.
