I'd be looking at;

1. Ilkley (LS29)
2. Horsforth (LS18)
2. Calverley (LS28)

Give the OP has 2 children and likely both adults will need to be working in Leeds City Centre, then both Ilkley & Horsforth provide the rail links required, and from Calverley you have a 5 minute drive to either New Pudsey or Apperley Bridge stations.

All locations have great green space for the family, and enough in the village/s themselves within walking distance for the essentials ie post offices, newsagents, pubs, etc. There are loads of other lovely places around Leeds however have very little within walking distance for either the adults or children.

Ilkley is probably without question the most in demand, but 550k gets you very little, and the prices properties are advertised at are very rarely what they sell for, as most go to 'best & final'. It has great schools, bars, restuarants, train links, etc, hence the prices being sought. Something like this is around the budget https://www.rightmove.co.uk/properties/124118750#/...

Horsforth again has plenty going on for all, and also plenty to do for both kids & adults. It has great train links, and also very good schools, so again is not a cheap place to live, although there is more available than Ilkley at the price. I'd stay clear of the new builds between Rodley & Horsforth as prices will likely drop and they fall outside catchment areas of the Horsforth schools now

Calverley is a very picturesque little village with a central park, the necessary shops and a few pubs. It has the woods on its doorstep for walks. The schools options, especially senior, are its weakness, unless you are Catholics and can get your kids into St. Mary's at Menston. Prices have increased a lot for housings, so 550k will get you a nice victorian terrace with garden (but likely no garage). Make sure you look at Calverley and not Woodhall (as many try to pass it off as Calverley, and it really isn't and best avoided). Calverley gets my vote, I’ve lived here for 23 years with regards to schools both my kids went to the church school, my oldest went to Priesthorpe and Horsforth High (later being the better of the 2) there’s a bus that goes to and from Benton park school and Horsforth high to Calverley.

Ilkley tax increases as you move down the wharfedale line. The same house size increases from Guiseley to Menston to Burley to Ben Rhydding to Ilkley. Ilkley then varies between Ilkley centre, everything out from Kings Road, etc… and then there is Middleton…

Menston and Burley are probably the best value BUT prices have gone a bit mental and loads close without ever hitting the market.

Ribston Pippin and a very very good local agent who know the area street by street.

I wouldn’t bother with Ilkley personally. Massively overpriced and it’s become a little over gentrified and pretentious.

Not saying I disagree about it being a tad pretentious, however its a lovely place with plenty to do for children and adults, and the houses near the centre are great if you like features and high ceilings, etc (which I do). It also has a decent school in Ilkley Grammar.

I was looking at buying there 12 months back, and the market was ridiculous. I was looking at houses circa 1.25/1.5m and they wouldn't even let me view them on the basis the one I was currently living in was not on the market. Everything goes 'best & final' and you need to be proceedable otherwise don't bother. I sold my house twice (within 48 hours on both occasions) to allow me to play the 'game', but lost out on both occasions, so pulled my own sale on both occasions, and decided that game wasn't for me any more.

I'd still consider it if I were the OP, but be prepared to pay for it.

Burley and Menston are in catchment for Ilkley Grammar.

Christ this is going to be a tad more difficult than I anticipated! I think we could maybe stretch our budget to £600k, although even that doesn't appear to help all that much.

My wife has sent me a link to this which has recently been reduced:

It's pretty much what we are after, rural but not too far from Harrogate and train station.

That’s a nice spot and a nice property. Two points of caution are that it is a bit of a trek to Harrogate station (although you could go from Starbeck which is nearer) and also check what developments are earmarked for nearby fields.

I have a local Wharfedale guide if that would be any help? I've helped a few people relocate and live in LS29 with 2 kids in primary. I grew up in the area, moved away for 10 years and moved back to settle down.

Ah, just off the hell that is the Starbeck to Knaresborough road....however it's only 17 minutes walk to Starbeck Station.

Yep, and Starbeck is hardly the nice part of Harrogate. I'd also take a good look at the schools in the area. When we moved to Harrogate a few years ago all the good schools were over to the West or South

That house was more of an example of what we are after but useful to know about that road being an issue. The schools seemed OK to me from a brief look!

Given my budget it seems I will have to make some concessions.

That would be great, thanks.

It seems we might be better finding out about our job options first because if one of us is in Leeds and the other in Harrogate then that might rule out certain locations.

Anywhere along that Wharfedale line is perfect to be honest. Menston, Burley-in-Wharfedale, Ben Rhydding or Ilkley itself. I love Addingham too but that means a drive to the station.

My ex was from Burley but was living near Ben Rhydding station when we dated and the amount of law colleagues I would bump into when taking that train was mad. Leeds also benefits from a plethora of decent law firms, which was one of the reasons I relocated here (although from the South rather than the North).

We don't have kids so live a slightly different lifestyle and city based. However, if we did, I would be somewhere along that train line.

Harrogate is nice for a day visit but wouldn't fancy living there personally and the train is crap compared to the Ilkley line.

If your budget is stretched, and provided you are both Leeds based, the other place I would suggest which is East of Leeds and not a bad train commute is South Milford. It's a far cry from Wharfe valley mind but money goes a lot further in terms of property and I have known a few people very happily living there.

Final point - many of the partners of law firms that I know tend to live in Alwoodley or Roundhay. Both are pleasant enough, but the commute is by car and an utter arse IMHO. Would definitely rather train.
