www.immopool.de and immonet.de are also very good sites for property. If you are looking at property around the Nurburg ring/Mosel/Eifel region or Bavaria let me know as I could save you many hours searching
fking hell....! eek I have just had a look at the links and those prices can't be correct...? They can't be. Either that or I definitely live in the wrong part of Germany. I have ben looking to buy an apartment here in Munich for over a year, and a 100m2 place (with no garden) will set you back more than 450,000€. rage

And that is just the Kauf preis. On top of that there is the 3.75% agent costs, 3.5% sales tax and 1.5% for the legal guy (can't remember the name).

Prices are defo correct;-) as I was seriously looking at buying the second one in the links above, viewed it twice, but found an even better value property which I bought in December. I have lived in Munich and you are right about the prices, I don't remember it being quite that steep though, €450K for 100m2eek
Legal guy is the Notar. Try to go direct to the sellers and you will save the 3.75% immobillier fees if you buy outside of the contract. You can PM me for more details as you need to be a little careful to avoid falling foul of the law on his front.
It's actually worse than that - you'll struggle to find a decent 100m² flat for 450 T€ near munich city centre (Schwabing, Neuhausen, Lehel, Bogenhausen etc.) where prices range between 5.000 and 20.000 €/sqm (!). As a matter of fact, munich is about the most expensive place when it comes to property (among other things).

It's within the perimeter of the track itself, so when the VLN cars (or even noisy TF ones)are going round I can hear them from my garden. Did a deal for €118k (plus fees), a similar house in England would be £500k!

Immowelt.de as well, although most people use Immobilienscout24

some useful abbreviations and their meanings for you:

WG - wohngemeinschaft - shared house/apartment
EG - Erdgeschoss - ground floor
Etage/Stock - floor (2md 3rd etc)
Nebenkosten/NK - costs for rubbish disposal etc.
Warmmiete/Warm - rent including heating
Kaltmiete/Kalt - basic rent excluding heating

The one at 245k is no longer listed but the other two are- given this message was posted in 2009, are the Germans really this uninterested in owning property? I accept not every nation is as obsessed with it as we are, but...

What's even more strange is the fact that the build quality of German houses far surpasses the standard of the UK.

I would hate to think what a 300m2/7 bedroom/4WC/1600m2 land/3 kitchen house in the UK, in a toursitic area would cost (I also run it as a B&B/Holiday appartments so the very small 5 year mortgage is paid for aswell). I bought it for a giveaway price and know of many similar properties near where I live and I have absolutely no idea why they are so cheap.

Once you've been a resident for several months, have a decent income in Germany, and a decent deposit, I don't see why it should be any more difficult than in the UK.

I'm not sure the interest rates are as competative as in the UK though.

I did have a property magazine that I picked up on a trip to Germany a couple of years back...I will see if I can find it because I remember many website links in it.
You should try buying a place in Munich. Greed and some 2nd rate smallish building in return are only the tip of te iceberg. The Estate Agents here are fking wkers. Absolute aholes. They make me so mad and curse a lot

ranting over.

hi i have two houses in the efel, rent both out ,its a great place lovely people and great for the ring and spa. if you do buy down there drop me a mail and i can put you in contact with an english speeking nottery and bank manager , or im the white split screen camper running around gertudes in flebem is a nice place to drink

one other thing ,if you buy in germany you need to keep it for 10 years or they will clobber you on tax

I don't intend on ever selling it - can't wait for the day when I can afford to go live there full time.

Sorry for resurecting old topic.But how did you get on with your new life in Germany?Was the house you bought all you expected or is the any hiden dangers?Asking because we realy considering moving to Germany with family.
