I give the ACE about another 5 years max.
The thing with the ACE when it reopened 20 years ago, was that there was very little impact on local residents, as there really wasn't any - however, that is rapidly changing, with the adjacent lots being bought up and demolished to make way for a big new expensive canalside apartment block estate, which will have residents balconies overlooking the ACE car park and buildings and I can't see it surviving as it is much beyond its 25th anniversary year of 2025....if that long.
The first residents will be moving in by end of this year early next, so its just a matter of time. The hoardings for the new complex can even be seen in Google maps if you look.
The writing is on the wall.....(or some big yellow hoardings in this case)

Here's a quick screen grab of Google maps showing the extent of the demolished area bordering Beresford Ave in the north to the Grand Union Canal in the west and the River Brent along the south leaving pretty much the Ace in the corner with the car lot next to it, and a small industrial area off Beresford Ave with big apartment blocks looking down on them.

Here's the map shot, and this was likely taken last year.



And a street shot of the hoardings where the old tile shop used to be just as you came in from the A406 junction.

They're pretty brutal with what they are doing, I suppose being very industrial around there and the noisy north circular

they would get planning permission quite easy compared to a residential area, this might help Mark in the case of noise

from the cars made at the Ace with that busy road right under the apartments,depends how many residents complain i suppose.

The Ace was there before them ,the same new houses being built near airports, race tracks ect,Somehow don't think the local council

will see it that way, It's a historical place for us but not to anyone else who's not into old cars,

Still if Mark gets planning permission along with the guy next door he can sell up and retire in the sun,

If you can't beat them and all that. scratchchin

Us car guys will have zero chances. Ace Cafe will no doubt remain in the short term (and probably whilst Mark still owns or leases the property) but reality is that car, bike, aircraft interest will always come secondary to housing, especially expensive private housing. Look at Chelsea Cruise - most of the properties on nthe south side of the bridge and opposite the park were not there when the cruise started. You onlyneed a few 'connected' residents to create issues - the burger bar has struggled to remain - it's vertually impossible to stop and park. North Weald drag racing has been stopped due to one particular farmer creating all sorts of issues - the local authority have come down on his side even though legally they don't have a case. The aircraft movements are still happening - perhaps the combined wealth and impact of several hundred aircraft owners and operators outweigh local residents. The Epping - Ongar historic railway utilises the end part of the Central Line - it doesn't link-up with original line due to a housing estate built next to/over the line. These residents are continually trying to reduce the operation of the steam trains - they don't like the steam and smoke coming through their open windows.
We should consider ourselves lucky that the race tracks like Brands and Goodwood still with us. One can imagine how housing developers must be eying-up the land. I'm amazed that Santa Pod is still with us.........

Yep, watched it yesterday when I saw his posts in the youtube vlogger's thread - good luck to him, he comes across as a genuine petrolhead and likes all sorts of stuff, not just the obvious youtuber super-duper toys. I hope he keeps the QPV for a while and really gets to enjoy it properly. The earlier ZF box cars are dropping into affordable territory now.

You were talking about the Ace cafe earlier, well the road that runs in front of it is busier than ever now because access at the Wembley / Stonebridge Park station end is blocked due to roadworks (with added temporary traffic lights), meaning all the traffic for the Royal Mail depot and Wembley railway yard has to come past the Ace to get in and out, it's a bloody nightmare, imagine it would be even worse if the regular Ace meets were still on. London is so much noisier and busier than it was when I lived there in the early '80s, I couldn't do it now unless I was mega rich and had a nice quiet Mews house somewhere with a garage. I had to lodge in the Holiday Inn next to the A40 on Tuesday night for an early start out of Wembley Yard the following morning, I was on the top floor and still couldn't sleep for all of the noise down below!

(Just been on the blower with the owner of the Maser 430, I'm definitely going back for another look and a proper test drive tomorrow morning wink)

If Mark actually owns the Ace Cafe site I'm guessing commercially it could be in his financial interest to try and keep the Ace running for as long as possible and hold-off the property developer 'hoards' to ultimately get the best price for the land.
The Ace was always a kinda bizarre place really, you had frequent buses going past and stopping outside - every few minutes Royal Mail arctic's would come past - and inbetween all this cars would be laying down copious amounts of rubber.


On the subject of regular car 'venues' - one of South West Essex's weekly hot rod, american car and biker venues the Dick Turpin PH on the A127 South Arterial just outside Basidon is no more. Pub closed for supposed 're-development' earlier-on during Covid.

Maybe it's time to look elsewhere,you've got a iconic yank so wouldn't hurt to have something British to

to keep it company, something like the TVR haven't as yet hit dizzy heights price wise ,not sure if they will but if not won't

go down either, My mate who sold all his Falcons went up to see the blue T/A,he said it looks a nice car at first

but the more you look the more he found, don't think he's going to buy it ,on his description sounds like you would

want money from him and the T/A for your RT.scratchchin

London always been a busy city but now it's just got silly,no wonder they are trying to keep you and your car out

Would love a bolt hole in a nice part of London if i won the lotto ,love the buzz of the central parts, Chelsea ,Kensington,Mayfair

but always glad to leave as well ,probably you left at the right time, Last time i went down the lower part Western Ave was around

8 years ago after leaving the Mustang Stampede at the Ace on a Easter Monday and drove into the west end and i don't remember

it any where as bad as what i saw this time,

Hope all goes well tomorrow with the Masa

I'm sure a read somewhere that Mark bought the Ace some years ago when it was a ex tyre shop, Had a old bikers film

on cassette that i taped off the tele but it got thrown away when i had the major clear out, The Ace played a big part

in the film in it's original form ,wish i could remember the title of it, think it was made in the late 50's or early 60's,

Mark is sitting on a gold mine either way, I like to think he would rather keep it going as it is rather than build a block of flats on it.

But with lock downs plus the pressure of running the place along with the council on his back he may well say fk it i've had enough ,

I miss the part of Hammersmith where I used to live and still go back to see family, but the bits of London I see via my job aren't so nice - Willesden, Wembley, Neasden etc. At least it's often dark when I'm working there so I don't have to look at the litter, weeds and graffiti so much.

Bought the Maser today, I must be dreaming....! Seller's going to put a fresh MOT on it then I'll see about getting it home, along with the nice stash of spares that come with it. It hasn't sunk in yet that my search is actually over, I've deviated and meandered something cronic along the way but now I'm 'there' I feel a bit light headed wink

I like that part of London - Hammermith, Chiswick, Shepherds Bush - some real car history there too - also some incredible characters. I supplied electrical items to an obviously single guy in his late 60's in a period property in W12 - he was doing some major decoration and upgrading. I got in to conversation and it turn's out that he was a real heavy 'head banger' and had been to every single music concert in the area of consequence over the last 50 or 60 years. He knew all the 'progressive' and rock bands of the day and we reminised for some while over 'what was' in music terms. The thing that totally staggered me was his total concentrated interest in music. He had a collection of vinyl LP's etc - nothing unusual in that you might say.......but his collection was far more focused. We both agreed that the azimuth in rock music etc was a period from perhaps 1966 to1971. His belief was the peak year was in fact 1968 (this in his opinion being the mosty productive and innovative year - full stop) His total music collection (and we're talking about thousands of albums) was from just one year - 1968, nothing else, just from 1968. Amazing - what a chartacter. Plenty more of them in West London.......

Im easily distracted ! Yes im not surprised regarding the TA, well seller was'nt over forthcoming ??? to be fair he's only had it weeks so fair enough i suppose,
And car for car the TA's no better or no worse than my turd, all products of a time ,

Im back to work on Monday, hoping just to ease my self in ?? Been working in the garden to get match fit, i hasn't worked laugh

Yep, he bought the place when the tyre fitting place closed down. He'd been trying to buy for years before that, and had a gentlemans agreement of first refusal should they ever close down and sell it. He's been running Sunday morning bike meets with a mobile burger van on site since Dec '97, before managing to buy the place in '99 from memory. It re-opened as a cafe again in 2000 or early 2001 IIRC.

The film you're thinking of is Leather Boys made in 1964, starring Rita Tushingham, Colin Campbell and Dudley Sutton.
