so how much do we reckon its worth now? £5 mil?

awesome building but would hate to live there - just need a cup of tea oh i'll just get in the lift. dam forgot the sugar i'll just get in the lift..

could those french doors be split or did they open 2 storeys at once? just getting some fresh air in the living room while some locals empty the kitchen below..

The kitchen was still on the first floor above the garage so relatively secure I would have thought

ah didnt see that - still would want them to open seperately though for when i burn the dinner as the lift wasnt working!

Been talking about this this morning, in an office full of property developers,

I wouldnt have thought 5m.

it will be a bh to sell, built as a mans pad rather than a family home. so you need someone rich with no kids..
its in Oval/kennington, which is a st hole and full of gays.. so you need a rich gay
its in an "estate", so you need a rich gay who doesnt mind the homophobic abuse hes going to get from the locals.

3.5m and you'll struggle i reckon.

for prime property location is key,

it's not in a prime location. he will struggle come sale

sqft I reckon it's what? 3500? and securing £1000 per sqft in elephant and castle is hard

Your kidding right? its in london. Everyone knows that most people living in london are mad and have more money than sense. £5mill any day of the week.

UK Buyers dont pay over the sqft price for that area, becuase they arnt stupid.
arabs and russians are stupid, but they dont buy in elephant and castle.

The ceiling for the area is Strata, at about 1300 sqft achieved, which is new build not conversion, has residents amienty all that jazz.

i stand by my grand a sqft, and i reckon its 3500 sqft.
