Local or national internet based?

I thought to go local well known solicitor.

But after getting quote and thinking it was good i tnen received docs in post.

We won't exceed 750 plus vat for legal fees.

Unlike otner solicitors we don't charge for filing stamp duty or actong for first lender.

But estimate is for standard coveyancing and we may charge for additional work.

Examples of extra work -

Paying stamp duty - 75
Acting forvfirst lender - 150

Huh????!!!!!nmake up your mind

Lease title - 300 (not in estimate although i said it was keasehold)
Etc etc.

Sinestimate wont go over 750 but might do.
I wont be charged for a and b but will be charged for a and b.
My estimate is a standard conveyancing unrelated to tne particulars i gave.

Maybe i am better choosing tne cheapest on gocompare or similar?

Last place I bought I used 1st Property Lawyers (google them). Sub £400 plus fees.

Place I bought before that I used a local firm of solicitors.

There is a reason I didn't go local with the last purchase.

They were useless. fking useless. They lied. And the added to the Fees. s.

1st Property Lawyers were brilliant. Did what they said they would, and when they said they would do it.

Use a local solicitor and thats what you get, one point of contact for the whole transaction which is great - as long as you select a good one.

National lawyers use call centre systems so you will probably never speak with the same person twice.

I would go for local, but then I know who to use.

Tell me the area you are in and I will see if I know anybody good.

Last one I used slow, crap communication, nearly lost me the sale.

Cash buyer didn't want a survey, so easy job for them.

To cap it all overcharged at the end.

Went to Legal Ombudsman they were slow, crap communication (i.e. asked the same thing 3 times, all by letter so takes ages, don't answer emails).

Like dealing with people from a bygone age.

Still on-going, started complaining in January.

Probably? So you have no actual experience then.

I was assigned a conveyencer. This was ever the only person I spoke to.

Currently having fun and games with Countrywide, would never use them in a million years after the fiasco they've put us through, they have forgotten about us twice now and required major kicks up the backside to get moving.

Only 23 years working with the legal profession.

Our solicitor is about as much use as a damp sock.

The more you complain the slower they go. Its like I am putting them out by pointing out they are holding things up by taking 3 days to send an e-mail.

Sad thing is 10 years ago we used them and were pretty good.

I have no connection with them, but I would never use anyone else, they are no the cheapest, but they are brilliant.

Why use a solicitor who is dealing property one minute, a divorce the next then a commercial dispute tomorrow. They are really bad IMHO for conveyancing, they tend to get far to caught up in minute detail, that is irrelevant, I had one tell me he would not let me buy a property as it could not be mortgaged... I was buying with cash.

Solent Property Lawyers gives you all the supposed benefits of a local solicitors, mainly personal contact, I emailed Jo at 08:30 yesterday had a reply when I got back to office at lunch, but none of the pitfalls, as all they do is conveyancing.

Sounds like you have found somebody you can work with which is great.

You're right about not using a general practice solicitor imo but there are specialist conveyancers working at most law firms. Its just that some are better than others.
