House with no bath ?

Hi folks, quick question. We are currently looking to refurbish our family bathroom. Currently it is shower over bath set-up. In our ensuite we have only shower. No one in the house uses the bath, we all shower. We are torn between going for a shower only in the family bathroom or replicating the shower over bath design. It's the longer term impact that is holding us back, which is a bit ridiculous considering we aren't planning to move anytime soon !!...but.....their is a nagging doubt that a house with no bath would put some buyers off when the time eventually comes. On the other hand, we think almost everyone showers these days and baths only become useful with young kids ? Given its a 5 bed detached, would anyone be buying in the future with small kids and bath time ?

Thoughts ? Anyone else considered this ?

As you say - if you're planning being there long term then do what's right for you.

No bath will put some buyers off though.

A 5 bed house needs a bath, people still use them even if you don't.

If your planning on staying another 10 years+ then the bathroom will probably be ready for a refurb before you sell, you can put a bath in then.

A bath has other uses other than washing yourself.

Very usefull for handwasing items too large for the washing machine, blinds and curtains too.

I am just about to replace the shower in my house (only 1 bathroom) with a shower over bath. As much as I love the convenience of the walk in shower both Me and the Mrs really miss having the occasional soak.

If not having a bath puts a buyer off, just stick one back in if you ever sell.

Personally if you have the space, I'd keep the bath with a shower over.

Baths are very useful for young kids, older people, washing dogs, filling with ice to keep beers cold for parties...

We all shower but I do like an occasional bath when the mood takes me.

I would be very hesitant about buying a house that didn't have a bath, but like above, if you are going to be in the house 10+ years just do what you want and re-do the bathroom before you move out.

Some of my mates have done this, got rid of the bath and replaced with a nice big walk in shower or wet room with nice glass partitions, looks really good and makes the bathroom feel much more spacious.

I think it will make it a harder sell though- at the very least a buyer will use it to bargain a few grand off (although one house we saw had some ridiculous massive shower pod thing with disco lights and seating for 4, he was trying to use it as a selling point! dread to think what had gone on in there!). Lots of people like a good soak, people with bad backs, period pain etc. they're not just for kids smile

Do what you want though, it's your house and you live in it.

In the same light the rental we are in now didn't have a shower! Not even one over the bath!

The roof line prevented a shower over bath but after a chat with the landlord and moving things around in the bathroom a walk in shower was fitted.

BTW this was a brand new rental property!

Thanks folks....not helping :-). Interesting to hear the comments. My thinking was similar to some of the above.....unlikely to move in under 8 to 10 years, by which time the bathroom will probably require refurb anyway so we either take a hit on the price as it will need a new bathroom, or do it up before we move...with a bath/shower ?

We have the space for the bath/over shower (room is 2m square). Just seems pointless if we never use it. I have a teenage son, & this is his bathroom primarily (+ guests). I don't think he's had a bath since he was about 8 or 9...and guests certainly never bathe !

On the "having a soak", we do have a hot tub, which is used for exactly that....one of the reasons we never relax in the bath anymore (used to love Friday night soak after hard weeks work with a suitable beverage.....it was one of the selling points for getting a hot tub in the first place).

If we did sell, we wouldn't take that with us either so a hot soak is still available.....just don't climb in after a game of football or rugby (other muddy sports are available !)

A love a soak in the bath. A typical 5 bedroom home buyer will expect to see one. But it's your home at the end of the day, have it how you want it. When you come to sell put one in if the market expects it.

This is the crux of the matter. It's also the reason we're refitting our bathroom with a lovely big walk-in shower instead of the bath: it's our bathroom, we always shower instead of bathe and we have no intention of selling the house for a good few years. Someone on here came up with a great analogy the last time this was discussed, which went something like 'fitting a bath you don't want is like buying a car in a colour you don't like just because it'll be worth slightly more when you part-ex it in five years' time'. I thought that summed it up rather well.

I would fit what you want! A shower.

Leave enough room to slide a bath in afterwards so that if you do decide to sell you can fit a bath without moving anything else. Stick to plain easy to get colours too!

That way when you move take the £1000 shower unit with you and fit a £150 bath in place. Winner Winner chicken dinner!

If you're not planning on moving for years then do what you like. You can put a the tub back in when ever you decide to sell.

Come sale time, if it's a 5-bed detached then it should have a "family bathroom" complete with a bath. Ensuite's don't need one, but often do (in large detached houses. Not so much in 2-bed flats).
