Why, because that's what the letting agent asked us to do.
They asked you to do it i suspect, because that way they're more likely to get paid, not out of the goodness of their hearts.

I would like to know exactly what the agents are being paid to do and what are they actually doing?

IMO right charge should be 10%(+vat) of rent received.

(and the agent wants the UC mandated to them because then UC can deal directly with them as the rent recipient)

What if the tenant gets a neatly printed and presented offering in the post (no, not that) showing they've won a competition that they forgot they entered, for a nice holiday somewhere, with some gift cards included in advance for new clothes and accessories for the trip?

And they confirm the booking by text on a special number, tickets get delivered to the address, and they leave the property on a specific date to enjoy their holiday prize, but then OP happens to call and finds the property unsecured ( what are the chances! ).

Would OP be able to access the property and make some much needed changes to it, or the situation?

What a thread. They sound like scum of the earth. I really think i'd have found some unsavery gentleman and sold the debt on to them and then given them £500 extra to remove them and the belongings asap. Change the locks and sell the place

Surely if the agent wanted to deal with UC directly they'd have shown some sign of doing so ?

It looks like the tenant has applied to the local housing authority for a property. This morning we received a form asking us to tell them about any arrears/damage and problems.

We've been honest even though it would be in our best interests to say they're a superb tenant.

But, it does go to show that they seem to be trying to find somewhere else to live, which is a positive.

Getting the existing tenant out is a huge positive.

Sadly, I believe, you are correct.

I have followed this thread and have commented previously, however the OP had an opportunity to get rid of this tenant and hasn't taken it. The problem with being honest, as with previous troublesome tenants of my acquaintance, is doing so, saddles you with the moron who has little to lose. The HA won't be so worried about them destroying 'their' property as it's simply an asset which is funded by others.

This topic has some legs yet?

I can't help but feel sorry for people too honest for their own good. Kind people and genuine but so honest it's going to make their own lives harder/more costly.

It’s going to cost him £000s to sell up due to the house being upside down.

Yep.

Sadly the OP lives in a different world and cannot see that being kind and nice and honest is not doing him any favours when dealing with people who are far from that.

Yep.

I'm sure the reference could have been worded to emphasise the positive points and skirt round any negatives.
