I really like it too. I think the only issue (£2M aside) is do I really want two substantial holiday cottages alongside the main house, because if I don't they're just going to sit there doing nothing.
It's perfect. Absolutely top drawer, very little that could be better from my perspective.

Larger one can house mum and crash pad for younger sisters, smaller one for guests.

Yes I think I'd struggle to make a living up there but if I didn't need to work it would be great.

Me neither. I don’t know much about the area but the nearest big town is Bradford and that doesn’t scream £5m+ to me.

It doesn’t even come with that much land.

Aside from the fact it comes under Bradford for tax purposes, it’s a Leeds postcode.

Area wise it’s pretty picture perfect and Ilkley regularly gets the award for best place to live in the U.K.

I was there yesterday and it’s idyllic, bar for the slightly cliquey and snobby nature of the residents.

That said, the property has (what looks like) original mill finish aluminium window frames (not thermally broken) and an avocado suite. Noice!

That's an impressive bush.

The Ilkley property is fabulous in every way, and I’d be very happy to live in that location. Ilkley itself is great and the area is very picturesque.

3.4 acres would be more than enough for me. 1-2 would be perfect.

I agree though, I don't see £5m there - and it's nothing to do with the amount of land. I do think it's a cracking place though!

I don't see £5m either but it's a bit of a specialist market Ilkley. To describe it as Leeds or Bradford is a misunderstanding. The money swishing round there, it's almost an outpost of the South East. I'd expect this to sell to a local who knows what they like. It's on the right side of the valley and in a great location. It's big and solid without being one of the complex Victorian piles which dominate the Moor side of the town and have tended to become nursing homes or split up. It might be one of the very few properties of this quality that comes up in years.

Only takes two thumb behind their braces Yorkshiremen to start competing.....

Like a less pleasing version of Cotswold Stone.

Nice gaff, it’s £2m more than the next most expensive thing which is going some.

If you're successful and you work in Leeds or Bradford but you don't want to live in Leeds or Bradford, Ilkley is where you go. It has a train station so getting into either city is a reasonable commute and isn't far from the airport.

Reckon it'll hang around at that price though, nice as it and Ilkley are.
