Yeah that's lovely, as for the bedroom count moaning looks to be two pretty great guest suites in the outbuildings one with two bedrooms and another above the garaging, I'd be happy to live in either, never mind an over night stay.

How many bedrooms do you actually need though?

From a personal perspective, bedroom count is one of the last metrics I use in terms of discerning "value" as long as there's four. This has a minimum of seven.

It's not my bag, and not the kind of place my theoretical £10m would go, but it's a bloody lovely place.

I wish suburbia allowed for that, but there's always noise and movement... And the tightness and poor layouts of mainstream homes means there's no negative space.

Perhaps the sign of having "made it" in terms of your home is space in which nothing has to be placed. Emptiness physically, but not spiritually.

Ah well, not for the likes of me...
Best property on here for a while with the high ceilings and open plan rooms, nobody wants to live near a busy road or in small rooms. It would have benefited from a more rustic finish internally and thick English oak trusses as they look a bit B&Q but it's a refreshing change from the depressing modern trend of housing.

It is a bit off when the main house is 12,000 sqft rofl

But yeh, as Wills and I mentioned, the guest suites on the buildings look pretty pleasant.

Beautiful, love it... But, and a substansial but, is that most buyers spending 10mil are going to want more than 4 bedrooms.
How did that get an EPC of B?
Must have been one hell of a refrub in 2018 - they must have insulated the heck out of the whole place, including under the floor. Can’t see any solar, and the plant room isn’t massive, so not wood pellets - geothermal perhaps?
Triple-glazed windows? If I was selling a place this efficient, I’d make sure they agent’s blurb showed how it was done!
