When I were a lad, folks aspired to shopping in Lewisham, with Catford and Peckham contenders too. Bromley was like going to the west end.That was the 50s and 60s. Granville Park is on the edge of it and suffers from all the ailments the rest of place does. Being close to Blackheath is nice but my £11.5M would be buying something smaller in much nicer SW3 or SW7.
SE4, SE3, SE6, even SE8 and SE14, all of which border SE13, have much interesting bits, although I wouldn't bother with New Cross either.

I used to live up on blackheath way back in the 90s and there are some absolutely stunning houses round there and the new connections must make it an easy commute into the city and I suppose in London you are rarely far from an area that's a bit rough and ready.

Most of the big houses - and there are a lot - around there have been converted into flats which makes a lot sense as the number of people with £11.5M to spend on anice house won't be looking in Lewisham.I used to live up on blackheath way back in the 90s and there are some absolutely stunning houses round there and the new connections must make it an easy commute into the city and I suppose in London you are rarely far from an area that's a bit rough and ready.
I lived in one pretty similar to that (an HMO at the time)and the landlord lived in the one next door, I often wonder at what stage he cashed out.
I went out with a girl who lived in a big house like that and I was amazed when I first visited, given that I lived on the second oldest block on the Pepys Estate at the time.

It's an interesting spot, the front drive isn't as large as it appears in the photo. It's been sold a couple of times (or on the market) in the last few years. You'd have to want to be in town and on a mainish drag to live there, over the road along Westlecot Rd and Belmont Cres are often looked at as the "best" places in town to live.https://www.rightmove.co.uk/properties/147328685#/...
