The best ones are the 10 or so Shore road, come up for sale once in a blue moon but the location would be amazing

Shore Road is a nice private road, an old friend of mines parents live there. True that they don't come up for sale very often, gets quite busy around the car park at the end of the road when the weather is nice.
Only problem with Caldy is the walking distance to the nearest shop/pub for example. One of the reasons we ended up in Lower Heswall.

Lower Heswall is really nice, few mates live there, and a some decent pubs on your way up into town. This isn't Pawn, and it's not a nightmare, so why am I posting it?
For someone prepared to take the risk, the side garden offers a punt on planning permission for another house. Value of plot with planning probably £250k in that part of town. Value of remaining bungalow with smaller plot? Maybe knock £50k off?
I've seen this done a few times recently in the area.
The thing that stops me ? I don't have the money (about £280k short if we sold our house) and it isn't on the 2 streets my wife wants to live on (in a true bungalow)
