Yes it's well fitted and kitted.....but what a dystopian sthole of a flat. The solitary tree in the glass middle enclosure reminds me of that little lemon tree Kevin Costner grows in Waterworld.

there's large bits of that I quite like but (even even ignoring the price aspect eek ) it's a no from me.

As an aside a brochure for a place for £55mil and they've got duplicate photos in a paltry 29 pics? Very poor
It’s not been built yet - due to complete in 2025, going by the listing.

I’d rather spend that money in another country (or countries!) than have five floors of a block in Dubai, but that’s just me… Pretty sure that money in New York or London would also get you something spectacular.

Not for me either, but I would have thought that if someone likes it and is in a financial position to spend £3million for a second home, they probably aren't going to be overly concerned about a potential £3K/year extra in council tax.

House and grounds are lovely – but should be for 6.5m
Interior design has no flair unless you have a thing for Dulux white emulsion - and the kitchen has to go.

I’d love to replace the windows in my Grade 2, with proper direct replacement wood/ wood and stone windows, but double glazed. Wouldn’t even consider uPVC etc., but it’s a flat ‘no’ from planning and English heritage.

Really helps with the climate crisis of course (not bitter of course, it’s not like I’m trying to turn a place council, I’m happy to spend the extra to make it look identical to it is at present).
Unfortunately they won’t be identical in pure conservation terms, as sashes or casements and glazing bars will be heavier in section to support the DG units. I suspect that’s why the planners and Historic England oppose them.
I was under the impression that they were beginning to soften about DG windows on G2 properties. There are a number of companies that make them and "say" they can now be used but it will depend on your CO. They can be a proper PITA or a breath of fresh air when they realise you actually have to live in these places and that climate issues are real and just that. As you say not council just sensible. I'd imagine a local conservation architect could make a good case for them, at a cost of course.
It is possible, but also frustrating as hell.

Managed it on a Grade 1 listed building, but only after a protracted discussion and lots of up front outlay. We went as far as agreeing we would carefully remove one of the existing windows and installing a replacement DG unit. The conservation and HE officers then had to find the window we’d replaced. If it was easily identifiable then we had to reinstate the old window and do not pass go.

Took them an age to find the new window and so we were grudgingly allowed to proceed. Lots of nail biting though (and not a house, so lots more windows to look at). And that was with officers who wanted to work with us!

Just been out on the (e)bike and past this - great spot, 117 acres and on the Helmsley TT, making driving to and from the house a chuckle at least.

I know nothing about Marbella but the name suggests it is somewhere I wouldn't want to be but that is lovely. South coast of Spain tends to be far too brown for me but a lot of greenery and a lovely spot. No idea of 3mill is the going price, I imagine the Marbs address probably triples it's value which is a bit of a shame.

Turns out it's not all about location after all!

But if you changed all the bathrooms, kitchen, decor & furniture it may be quite good.
