Yes it’s an suv, which isn’t very PH, but it’s such a good car (well suv!) and a great package.

Luckily we inherited / purchased a little joinery business, they made it from scratch along with the windows, doors, staircase, it saved me a fortune. We based it on the look of the Humphrey Munson & Tom Howley Kitchen’s, which I’m told start at £70k.

Thanks for he positive comments, it’s nice to hear.

It’s not perfect and there’s numerous things I’d do differently, as they say, you live and you learn!

Given the size of the house and standard of finish that doesn't look a bad price at all overall.

I've been trying to get quotes for a very basic, no frills internal refurb of a small 2 up 2 down and they're coming in at close on £60k.

When you break it down the jokers basically think they're going to charge me £1,000 a day for labour.

Quite a good idea really.

Get to have full control of the job and get exactly the standard of fit and finish you want with minimal labour costs and all materials bought at trade rates with no tradesmen mark up ... and then just sell the joinery business on again once you've had all the work done!!

We are just coming to the end of a back to brick renovation that has taken 4 years. I reckon we will be around 100k including landscaping.

Rough price is 1k per sqm including Vat. Hidden costs like obvious things such as skips and not so obvious door hinges and latches soon add up!

I'm rubbish at DIY so only did the ripping out myself.

It’s been a while, so thought I’d share our progress.

Still loads left to do, but inside is very nearly there.

I need to make sure we finish it properly, I’ve started to “not see” the little things that need doing.

Looks great. How much detail did you go into costs at the start? We're about to sign a contract with a builder to start our building work in July/August 2021, but it quite scary now really knowing the full costs!! Lots of, if/what, may cost more or less stuff everywhere!!

Looks sensational. You've done very well for £160k. That's a lot of work for that budget. Building materials and labour are just so expensive, as I'm learning with our build.

Out of interest what did the groundworks come in at to excavate at the rear and remove?

Apologies for the very late response.

Paid £12,500 + vat. That covered the dig out and removal, hindered by restricted access through the garage, limiting height. Meaning they needed to find the largest machine with a roll bar rather than cab so it could be removed.

It was about 50-loads of muck for a tractor and trailer.

It’s been a while and a fair bit has been done.

Will it ever been fully done, I’m not convinced.

We’ve had the driveway edged (didn’t go for printed concrete and try to match because it wouldn’t match, so purposely tried not to match it with the tarmac.

Sliding gates at the front. Fencing around the perimeter. (Not a great time to do that admittedly.

And really just trying to finish those little things that take more time and money that I would have thought.

Still, we’re very pleased with how it’s turning out.
