Talk about having photos to confuse people about the size. I thought it seemed reasonable considering the location until i looked at the floor plan! Its nearly £1400/sqft

It's toppy £ per sq ft money for Belsize Park but then it does have additional space on the private roof terrace and it is a proper one-off. I suspect it will go for full asking or thereabouts.

I remember this building from my childhood. It looked like a miserable Soviet car park and was some kind of council dumping ground.

It looks a lot nicer now. What would put me off is that a lot of the flats are affordable housing and the penthouse looks to be the old service and maintenance roof hut. You’d also want to seriously confirm that the service charge collections delivered more than enough income to maintain the building and what the link is with the council and what control/input they still have. And who has the freehold and controls the management company. Plus, with a lease at 85 and with how time tends to fly you need to gamble on whether to extend it now or later.

Is a hut on top of a block of council linked housing really a penthouse?

Doesn't look a great deal different now to be honest, I'm struggling to find much to like there for any money, let alone nearly 7 figures

Seeing the Stoutes Hill place above lead me to find this near Uley, Gloucestershire. I've watched this one being renovated over the last 10 years or so

There's a few bits of furniture in there that don't seem to be in keeping with the rest of the property, but they would go anyway,

Otherwise, I really like that. thumbup

I can't disagree. Actually even at £3M it would still be expensive. Until last year I lived on the other side of the hill behind this house and the area is stunningly beautiful, especially at this time of year.

It's a one-off really, and the location is great but they are quite niche, like super-overpriced classic cars. I do love their arhcitectural quality, but still the value is too much imho. I have managed the purchase a smallar penthouse back in Barbican, during the credit crunch. After a bit of light refurbishment, managed to sell nearly twice what I've paid in 5 years. Their price just stuck in that point that does not go beyond, so whoever wishes to buy these grade listed, 1930-50s period modern buildings in London, I usually give a cautious eyebrow.
