I think, but could be wrong, it's not actually as good as that. You are given a price (which HMG, in their unbiased way, decide is "fair"), and then you have to sell it. If you try to appeal then you'll need to get advice on the value of the land.

If the value is primarily sentimental, why not see if you can retain the freehold but sell them a 99 year lease for a pound or so?

You keep ownership of Grandpa's legacy, and they get a helipad.

How about some photos of a wedding or ceremony of sacrifice something? Prove that's it's sacred land they have to give you top dollar for it. We could get a northern PH'er to bury a stone with some elderflower.

How did this end?

I now want to buy back some land that was stolen (compulsary purchased) from me years ago.

Just been told that it will be valued at todays market rate.

So, i get to pay 4 times as much for something i never wanted to sell, and what was agarden, and now deemed a building plot.

Not happy!

it is going to court at some point this year

their final offer doesn't even cover the cost of my legal fees

The acquiring authority should pay your reasonable legal and professional fees.

In terms of value it is the open market value of the land ignoring the existence of the scheme. So you need to know the value of a piece of mountain land and ignore the possibility of the landing area.

They must be expecting a lot of accidents if they're actually going to CPO the land and build a permanent helipad as opposed to just landing there if there's an emergency.
