3.99 is superb at 5 years....the second we get a rise the lenders will start offering 6/7 % fixes.
We have 4.9% for 7 years, (2 years gone already) so I thought of re-financing, but the penalties would likely outweigh the benefits, unless we got a good solid five more years out of it.

Got a 6k get out clause too!!! - Costing me £200 a month - Still trying to work out if its better to move.

Looked at the HSBC site and couldn't see the rate mentioned fixed for 5 years.
I'm about the same. Tempted to get out of it as my neighbour wants to extend and we share a wall so we might do something at the same time. Moneysavingexpert.com has a tool that explains if it's worth getting out of your current deal.

Not Particularly realistic.

Remeber fixing all my BTL @ -0.75% boe.
