3.99 is superb at 5 years....the second we get a rise the lenders will start offering 6/7 % fixes.

Looked at the HSBC site and couldn't see the rate mentioned fixed for 5 years.
I'm about the same. Tempted to get out of it as my neighbour wants to extend and we share a wall so we might do something at the same time. Moneysavingexpert.com has a tool that explains if it's worth getting out of your current deal. ![frown](/inc/images/frown.gif)
