Do you need to seal a garage floor before painting?

Yes you should and it will last longer but only if you use a similar epoxy product for primer, otherwise the chemicals in the epoxy will just eat away at it - if you get it spotless and dust free it may be ok.Thanks

A power float floor is very smooth. Very difficult to acheive without a power float.
It basically replicates someone using a trowel for hours and hours. The surface is also very fine and takes an applied finish very well. When we are refurbishing industrial buildings we will typically specify an epoxy floor finish rather than paint. You can get a very good finish to a rather ropey floor if the person knows what they are doing. Obviously these tend to be larger areas than the domestic garage (even a large one) but from memory my contractors charge me between £6 and £10/m2.
I specify something from Watco usually and have always been pretty happy with the results, although is is dependant on the guy doing the job of course.

Looking to tidy up my garage floor in the spring but need some advice please. The concrete floor has already been painted some years ago but not sealed by the look of it as the paint is breaking up/peeling/cracking. What should I do? Cleaning off all paint (if possible) and starting from scratch would be the preferred option but is this really viable? Double garage estimate approx 30m/2 so it will take some work to get it all up unless I get some sort of machinery in. Any ideas?
I guess I will only have the same problems if I cover over the existing paint again.

Question, is the pva/water mix a suitable seal to use beneath an epoxy floor coating? I understand a pva/water mix is also a good seal for internal brick walls, as I'd like to paint them. It's a new build, walls have been up maybe 2 months and floor down maybe 3 or 4 months (and recently had the top few mm scraped off as I bellyached about the state of the surface on my final inspection.)
