Very interesting thread. £500k will get you pretty much anything here, and have that will get some seriously nice stuff too.

Difficult in what way? 16mins commute to Liverpool Street (assuming at least one of the parents work in the City).
Garden, parking space(s), enough room for 2 kids. Okay it's not multi-directorship material but unless expectations have moved on since I grew up you .. it's not exactly hardship is it.

It's fine assuming one of the parents does indeed work in the City, but a little more difficult for an average family on local money to afford.

Well I suspect a large number of Essex people work in the City (about 80% of the people sat around me are from Essex!) or do something City-related (even if it's making the tea). 500k will get you a nice flat in SW London - whereas this is a decent 2nd or even 3rd home .. So it's relatively decent value - even as you say it's still over 10x what many people actually earn.

Indeed. It seems to be a fairly similar proportion in my office!

I suppose the 'average' family who are not working in the City wouldn't necessarily bother with this type of area unless they were earning well from another profession.

As you say, good value compared to SW London.

pictures don't do it justice, although its not massive at 1500sq ft. Lots of things we can do to improve it.

Best bit isn't even mentioned- its on a no through road dirt lane, overlooking a cricket pitch, with a brand new play area and the primary school the other side of the cricket pitch. There's also a pub and a luxury car dealer. No Shop. Proper PH village then smile

defo a project

the bank account will be empty- so its cosmetics first (ie things i can hit with a brush or paint with a hammer)- extensions and suchlike will have to wait.

Do they list the full address on Rightmove- have i missed it?

You wouldn't acutlaly find it from the map and pictures- and to be honest i'm not that fussed- we've got nothing worth nicking anyway smile

Colchester is still (i believe) one of the fastest growing towns in the UK and thus you've got a pretty broad number of new-build options from all the major housebuilders. In the secondary market however, this is prob the pick of the current bunch:

Not bad VFM when you consider 20miles closer to London, Chelmsford, it's a lot more expensive.

What I meant was expensive, ok for city types but what about your average joe doing an ordinary job?
A teacher married to a nurse with 2 children for instance.

I am from mid-eastern Europe and 500k EUR is pretty good money here.

So you can buy luxury house, flat or car (like everywhere)

Or you can buy 500 000 pints of beer (one beer 1 EUR here)

Or you can have 250 000 shots of vodka (1-2 EUR per shot)
