I've looked at all the pictures of the fort but I still can't see where "the gardens have been landscaped to a fantastic standard".

Michael Flatley is looking for a new place. He's got previous for buying cheap, spending a fortune on renovations and then selling at a loss. It would be perfect for him as a Welsh bolthole.

I love it. It's got perfectly serviceable living accommodation, for whilst you're turning it into money-pit wedding venue.

The idea of that is really tempting - cheap for the amount of stuff you get, pretty secure, private once you're inside, lots of parking and room for stuff - but the size of the place plus Grade II listing tells me it would absorb massive amounts of money and effort. Just sorting out the grounds would be a serious job.

Looking at how it's part developed at the moment I wonder if they ran out of money or enthusiasm first?

Isn’t it the case that every town around you there is considered pretty dreadful? It’s also such a remote part of the U.K. culturally that it’s hard to imagine a cafe culture suddenly appearing around the docks?

It’s a cracking property but I can’t see why you’d want to pay money to live in that area and with it being grade II you probably need far more money to convert it to apartments than you’d ever be able to sell them for which is probably why a developer hasn’t snapped them up.

This looks like the sort of project that gets bought by other people’s money and turned into some sort of social housing project of one form or another. Which frankly would probably be an amazing use of it.

Clearly I'm buying a Euromillions Ticket and hoping to buy the Pembroke Fort and the Milford Haven Island Fort just a few miles away. I loved them both.

I love that boat. Shame you have to stare at any number of ugly developments along that stretch of river (and they get to stare back), but I still would. Doesn't say anything about mooring fees...

123 year leasehold mooring. I don't suppose the asking price includes mooring fees then?

I could definitely cope with the last one.

We lost £16k in the late 2000s trying to buy a new build wide-beam, that would have been moored in Limehouse...

Luckily we caught the falling knife of the property market shortly after, and made out like bandits, but at the time it scuppered our plans of a life in central London on a purpose built, brand new boat.

It's now a retirement plan, but not in central London...

22 houses at £1.3m a pop shows how much investment will be needed to develop these places. I'm still not sure who the target market is for these homes.

I know. Given the location it would make more sense as a destination hotel with bar, restaurant etc. But again, you’ve got to attract people to it and that sort of venue doesn’t strike me as a Gosport sort of business.

I live fairly close by as well. They're nice but £1.3m seems well overpriced, especially for Gosport.
Having said that, properties a little further round in Alverstoke with sea views also command decent prices, these are more for your 'retired - done well for themselves' types.

The Gilkicker properties look more suited to your affluent younger working families, and I'm not sure Gosport has to many of those...

Went there on an A-level geography field trip in 1993. It was in pretty poor condition then and we were able to find a way in via an unlocked basement door and spend an hour exploring. Great fun.
